Minutes from the project, on Al Marjan Island, Wynn Al Marjan Island is under construction — the UAE's first casino. It is the first resort in the country to receive a licence to operate a commercial gaming facility. The licence has been issued, most of the budget is spent, and the tower already stands at full height. This is not a pitch deck; it is a building site you can see the coastline from.
The federal General Commercial Gaming Regulatory Authority (GCGRA) granted Wynn Resorts the first licence in the UAE to operate a commercial gaming facility — the first in the Middle East and North Africa as well.
By December 2025 two-thirds of it — US$3.4 billion — had been spent or locked into contracts. A US$2.4 billion debt facility closed in February 2025.
The structure is topped out — more than 100 metres taller than anything else in Ras Al Khaimah. As of February 2026, 83% of the glass façade was installed and all 1,530 guest accommodations were structurally complete.
This is the target Wynn Resorts gives investors, and CBRE assessed in July 2026 that it remains achievable. More than 22,000 people are working on site, and hiring for the resort has already opened.

The opening of an integrated resort remakes a destination, as it did in Macau and Singapore.
The emirate has around 8,000 hotel rooms today, and a plan to roughly double that to 20,000 by 2030 and 25,000 by 2032. More than 20 hotels are in the pipeline, among them JW Marriott, W, Nobu, Fairmont and Four Seasons. Stirling Hospitality Advisors expects demand to outrun supply from 2027 — more guests than available rooms, in exactly the year the resort opens.
A man-made archipelago built out into the sea off the Ras Al Khaimah coast. Reclamation finished in 2009 and the destination opened in 2013. Wynn is being built on the third island; Ice Beach stands at the south-eastern end of the same destination.
The island reaches about 4.5 km into the Arabian Gulf, so almost every property on it faces water.
Some of it is in use today as hotel and public beach; the full beach figure is a masterplan number.
The 548-metre Wynn Bridge will connect the island to the E311 and E611. As of February 2026 it was almost half complete, with completion expected in late 2026.
