Explore all guides→Al Reem Island is the second most transacted area in the entire emirate of Abu Dhabi — AED 9.45 billion in a single quarter. Apartment prices across the emirate rose 19% in 2025, and foreign buyers own here outright. Since 2023 the island has sat inside Abu Dhabi Global Market, the emirate's international financial centre, and since 2025 its land registry has been run there too.
On 24 April 2023 the jurisdiction of Abu Dhabi Global Market — the emirate's international financial centre — was extended to take in Al Reem Island. This is not a statement of intent: since November 2023 every new business on the island must register through ADGM rather than the municipal authority, and since January 2025 the island's own land registry has passed to ADGM as well.
The financial district now spans Al Maryah Island and Al Reem Island together. Before the extension it was confined to one island and to roughly a tenth of that area.
As at the completion of the integration in February 2025: more than 600 new businesses established on Al Reem, and more than 500 existing businesses moved onto an ADGM licence.
This is the office space added to the financial centre by the annexation of the island — almost all of it on Al Reem itself.
In the first half of 2026, while across the emirate as a whole the number of office leasing deals fell by 13%. The island is drawing demand precisely as the market around it contracts.
Sorbonne University Abu Dhabi has been on the island since December 2009, on a dedicated campus of more than 93,000 sqm with classrooms, leisure facilities and student residences; its degrees are awarded by Sorbonne Université and Université Paris Cité. Repton School Abu Dhabi runs two campuses on the island, from nursery to the end of secondary. Alongside them are Nord Anglia International School, and GEMS World Academy in the Najmat district.
First Abu Dhabi Bank, the largest bank in the UAE, is registered at Addax Port Office Tower on the island. Janus Henderson, the international asset manager, keeps its Abu Dhabi office at Tamouh Tower; and PATRIZIA, the European real-estate and infrastructure investment manager listed in Frankfurt, keeps its Abu Dhabi office at Sky Tower.
Crown Agents Global Markets — the Abu Dhabi arm of London's Crown Agents Bank, a cross-border payments and FX bank with almost two hundred years of history — is registered at an address in Sky Tower. Also registered at addresses on the island: Stonepeak, the New York infrastructure and real-assets investment firm, at Addax Port Office Tower; Kotak Mahindra, of the Indian banking group, at Tamouh Tower; Hidden Road, the global prime brokerage owned by Ripple, at Sky Tower; and Binance's ADGM-licensed arm, Nest Trading.
Across the financial centre as a whole: 13,353 active licences in Q1 2026, of which 961 were new in that quarter alone, and 263 funds — up 43% year on year. Headcount stands at 47,047, though a substantial part of that jump comes from absorbing people who already worked on Al Reem rather than from new jobs.

Prices are the starting price for each unit type. Note the mix: in the whole tower there are only 8 three-bedroom and 16 four-bedroom homes.
Half the price is spread across construction, and the other half is paid only on handover.
The amenities list is as published by the developer. The last two — the air-taxi and drone-delivery infrastructure — are the developer's stated design intent, not a service running today.
The mall opened formally in May 2024 and occupancy is approaching 90%. Inside it is Snow Abu Dhabi, an indoor snow park with 20 rides and attractions.
Opened in March 2026, connecting the island directly to the E-12. A combined 1.5 km, built for AED 450 million, with a 2 km pedestrian and cycle route alongside.
An urban park completed on the island, with 11 businesses inside it. Beside it run the waterfront promenade and beaches of Shams Abu Dhabi.
A driverless taxi service operates across Al Reem and Al Maryah. Alongside it a trackless tram links Reem Mall to Marina Mall as a weekend pilot.
Abu Dhabi's Guggenheim opens on 11 December 2026 on Saadiyat, the neighbouring island: 80,000 sqm built, of which 11,600 sqm is interior gallery space and a further 23,000 sqm is outdoor display. The date was announced officially in July 2026.
In December 2025 Mubadala and Aldar announced an expansion of the financial district on Al Maryah, Al Reem's twin island under the same jurisdiction: 1.5 million sqm mixed-use, of which more than 450,000 sqm is Grade A office. Enabling works from 2026.
The Umm Yifeenah Bridge — an 11 km six-lane highway — is phase 1 of the Mid-Island Parkway and is open. The links from Al Reem to Saadiyat, Al Raha Beach and Khalifa City are in design, targeted for completion in 2028.
An Aldar mall under construction on Saadiyat, with more than 85 fashion and beauty stores and 40 dining outlets. The developer states a 2026 launch — with no exact date, and after the date has already slipped once.
The final phase of the Saadiyat masterplan, launched in July 2026: 6.4 million sqm, more than 58,000 future residents and a 350-berth marina. Still at enabling works — and planned to connect to Al Reem by new roads and tunnels.
On 7 May 2025 The Walt Disney Company and Miral announced Disneyland Abu Dhabi — Disney's seventh theme-park destination worldwide, after California, Florida, Tokyo, Paris, Hong Kong and Shanghai. It will be built on Yas Island, a different island in the emirate and not on Al Reem. Miral will develop, build and operate the resort, and Disney is responsible for the creative design and the operational oversight. No opening date has been given.
Sphere's first venue outside the United States will be built on Yas Island — a different island in the emirate, not Al Reem — on the plot between Yas Mall and SeaWorld Abu Dhabi, holding up to 20,000 people depending on the event configuration. The location was announced in May 2026 by Abu Dhabi's Department of Culture and Tourism together with Sphere Entertainment, and construction is expected to finish by the end of 2029. No opening date has been given.
Every item on this list has been announced officially by the authority or by the developer named beside it, and its status is written on the card — including the absence of an opening date, and which island it is on. What is not on the list matters just as much: Abu Dhabi has no metro, and no light-rail or high-speed-rail station has been announced for Al Reem.

Abu Dhabi's 2019 property-law reform allows foreign nationals to hold full freehold ownership in designated investment zones, with absolute title to the unit. Al Reem Island is one of those zones.
Since 1 January 2025 the land registry for Al Reem Island is no longer run by the municipal authority but by the ADGM Registration Authority, under its own real-property regulations — strata registration included. That is a material difference: your title is recorded on the register of an international financial centre.
