About the project
Omya Residences is an apartment building by Pantheon Development in Wasl Gate, Dubai. Twelve residential floors sit above a basement, a ground floor and two podium levels, with a pool deck on the roof. Studios, one-bedroom and two-bedroom apartments are on sale, and handover is planned for Q2 2028. Pantheon Development was founded in 2016 and builds its Dubai homes around the idea of affordable luxury.
The apartments
Studios measure 359 to 531 sq ft, one-bedroom apartments 563 to 1,023 sq ft and two-bedroom apartments 770 to 835 sq ft. The largest studios and one-bedroom homes are on the first floor. Every typical layout opens onto a balcony. The one-bedroom plan adds a guest WC by the entrance and a breakfast bar in the kitchen, while the two-bedroom plan has two bathrooms. Inside, marble surfaces meet warm wood and pale, natural tones. Depending on the side of the building, windows look over Central Park, towards Sheikh Zayed Road or onto the amenity deck.
Amenities
The rooftop pool sits under a sculpted canopy, and there is a separate children's pool and a shared jacuzzi. For exercise, residents get a gym, an outdoor gym, a CrossFit zone, a yoga area, a basketball court, a tennis court and a jogging track. A cinema, a lounge and a BBQ area cover the evenings. Children have covered and open play areas with a splash pad, and parking is covered.
Payment plan
The plan runs well past the end of construction. Buyers pay 20% as a down payment, then 40% in instalments between December 2026 and May 2028, and 5% on completion. The remaining 35% is spread over 35 months after handover, so just over a third of the price falls due once the keys are in hand.
