About the project
Orchid Residence 1 is the first project by Orchid Living Real Estate in Dubai South, a low-density G+4 apartment building on a corner plot near a hypermarket and parkland. The architecture is modern, the rooms get plenty of natural light, the colour scheme is carefully chosen, and some units follow Vastu principles. Handover is planned for Q4 2026.
The apartments
The apartments on sale have one or two bedrooms and sit on the first to fourth floors, facing the community or the park. One-bedroom units measure about 823 to 928 sq ft, two-bedroom units about 919 to 1,193 sq ft. Ceilings are 3.3 metres high. Every kitchen is fitted with German brand appliances, among them a refrigerator, a washing machine and a cooktop, and each apartment comes with one covered parking space.
Amenities
The roof holds a swimming pool and a garden. Downstairs there is a fully equipped gym, a residents' lounge, a children's play zone, a BBQ area and a jogging path, plus a reception lobby, two high-speed lifts and 24-hour security surveillance. The building is pet friendly.
Location and payment plan
Al Khail Road and Emirates Road are both close by. The developer gives these drive times: 15 minutes to Al Maktoum Airport and to Expo City Dubai, 20 minutes to The Outlet Village, Palm Jebel Ali and Dubai Parks and Resorts, 25 minutes to Jebel Ali Port, 30 to Dubai Marina and 40 to Downtown Dubai. The plan in the table is 20/80: 20% on booking and 80% on handover. Orchid Living also offers a construction-linked plan of 20% on booking, 10% at each of four construction stages (20%, 40%, 60% and 80% built) and 40% on possession.
