Tiger Downtown at Ajman

Tiger Downtown is a master-planned community in Ajman by Tiger Properties, laid out around a private lagoon 375 metres long. The developer calls it “Downtown, the Ajman way”: 76 buildings in all, 20 of them on the lagoon front and released in four phases. The phase on sale now is Orchid Towers, the first six towers, two each of 15, 18 and 21 floors, with 1,318 homes between them.

Under the main payment plan you pay 10% on booking, 40% during construction and 10% on handover, then the last 40% over 24 months after handover. A second plan moves that share to handover instead, so 50% is due when you receive the keys.

The residences in Orchid Towers

Studios start at 455 sq ft and one-bedroom apartments at 735 sq ft. Two-bedroom homes start at 1,205 sq ft and three-bedroom homes at 1,674 sq ft, and some units in both sizes are duplexes. Every four-bedroom unit on sale is a duplex, from 3,431 sq ft. The developer delivers the studios fully furnished and gives the duplexes double-height ceilings.

At the top of the range is a single six-bedroom penthouse of 14,197 sq ft in tower B2, with a maid’s room and a private rooftop terrace. Living rooms across the towers have high ceilings and large windows.

Amenities in the towers and around the lagoon

Orchid Towers has its own facilities: an infinity pool overlooking the lagoon, a gym, a yoga studio, steam and sauna rooms, a jacuzzi, an ice dipping pool and a massage room. Children get their own pools and an indoor play area with a swimming pool, and residents also share a billiard area, a multi-use hall, a juice bar and a BBQ area.

The wider community adds a multi-purpose dome for concerts and exhibitions, lagoon dining, boat rides and kayaking, a mosque, and an amphitheatre that works as an open-air cinema. Jogging tracks run 900 metres inside the community and 2,190 metres around it, and Phase 1 includes two nurseries and two medical centres.

Location

Tiger Downtown is in the Ragayeb area of Ajman, on Sheikh Zayed Street. The developer gives these drive times: Sharjah in 10 minutes, Sharjah Airport and Al Zorah Natural Reserve in 13, Ajman Beach in 15, Umm Al Quwain in 20, Dubai Airport in 30 and Downtown Dubai in 40.

Orchid Towers is under construction, and Tiger Properties plans to hand over the homes in Q4 2028.
