VIVIDA Residences is a residential building by NAMO Development on Expo Road in Dubai South. The developer calls it a community within one address: 66 apartments over a ground floor and four upper floors, with the pool, gyms and social spaces inside the same building. Handover is planned for Q1 2028.
The residences
The mix runs from studios to three-bedroom apartments, and many of the two- and three-bedroom layouts add a separate study. Studios start at about 437 sq ft, one-bedroom apartments at about 718 sq ft and two-bedroom apartments at about 929 sq ft. The largest homes are three-bedroom apartments with a study of up to about 1,730 sq ft, and on these plans the balcony alone covers more than 400 sq ft. Almost every apartment has a balcony. NAMO Development keeps the architecture to clean lines and simple proportions, and the interiors are planned to feel open and full of light, with kitchens, living rooms and bedrooms laid out for daily use.
Amenities
The idea is that residents can train, relax and meet their neighbours without leaving home. There is an infinity pool, an indoor gym and an outdoor gym, a multipurpose court for sport, a jogging track, a yoga area, and steam and sauna rooms. For evenings and weekends there are BBQ and lounge areas, an outdoor cinema for film nights, a life-sized chess board and a children's play area.
Location and payment plan
The building stands directly on Expo Road, with access to Sheikh Zayed Road, Expo City, Al Maktoum International Airport and Etihad Rail. The payment plan is 35/65. Buyers pay 5% on booking and 15% within two months, followed by monthly instalments of 0.25% and two larger payments, 7% in month 13 and 3% in month 19, which brings the total during construction to 35%. The remaining 65% is due on completion, scheduled for Q1 2028.
