About the project

Greenox Gogebashvili is a five-storey building of 18 apartments at 4a Iakob Gogebashvili II Lane, in Vera — the historic quarter in the middle of Tbilisi, a five-minute walk from Rustaveli Avenue and yet on a quiet cul-de-sac.

The plot carries 2,700 m² of construction: 800 m² of apartments over floors two to five, 250 m² of commercial space at street level, and parking underground. Five apartments sit on the second floor, four on the third, five on the fourth and four on the fifth. Construction began in March 2026 and runs ten months, to completion in November 2026.

Every apartment looks out over Tbilisi and over Mount Mtatsminda, and the dual-aspect homes on the top floor look out in both directions. Three of the second-floor apartments open onto their own private garden. Apartments can be combined, and internal layouts can be adapted to the buyer's requirements while the building is under construction.

Handover is in a shell finished to a premium specification condition: plastered walls and screeded floors, electrical wiring fully installed with two-way switching, Italian heating pipes, thermal and sound insulation, balconies and verandas finished in granite tile, and an aluminium curtain-wall glazing system with energy-efficient glass — an apartment handed over ready for its own fit-out to begin.

Seven apartments are available. On the fifth floor, a three-bedroom of 116.5 m² at $407,750 and a two-bedroom of 79.5 m² at $278,250; on the fourth, the same two-bedroom layout at $254,400 and a one-bedroom of 53.6 m² at $176,880; on the third, a two-bedroom of 79.5 m² at $230,550; and on the second floor the two garden apartments — 77.0 m² with a 20.9 m² garden at $254,100, and 60.4 m² with a 21.7 m² garden at $211,400. Prices run from $2,900 to $3,500 per square metre.

The developer offers four ways to pay: 30% before completion with the balance moved to a bank installment plan; an in-house interest-free plan of 30% down and flexible payments through to completion; a bank installment plan with Bank of Georgia, the project's partner bank, carrying a 5% discount for Solo customers; or payment in full with a 5% discount. An enclosed underground parking space costs $30,000.
