Serenade by Tempo stands at 57 Adlia Street in the south of Batumi, about 750 metres from the sea and next door to Tempo's Queen's Residence. The aquapark, the airport, the mall and the boulevard are all around five minutes away, and Lech and Maria Kaczynski Park is close by. At the Luxury Lifestyle Awards 2025 it was named the Best Luxury Design-Led Residential Development in Georgia.
The award is easy to understand from the street. The building is wrapped in a green façade of integrated planters with evergreen plants watered by a self-irrigating system. Architect Irakli Emiridze designed it, and SITA, the construction management company of Tempo Holding, manages the design and construction. Sixteen residential floors sit above commercial and parking levels, with a mechanised parking system that stacks two cars in each space.
On the roof is an infinity pool with views of the mountains and the sea, reached by a panoramic lift, with a bar, a lounge and a yoga area beside it. Lower down, the building is set up for everyday life: a reception and lobby, a café, a co-working space, a gaming room, a kids' entertainment centre, a beauty salon, a pharmacy, a convenience store, an express bank and laundry, and even pet daycare with grooming and a vet. Buggies shuttle residents to the beach, and the closed grounds have play and recreation areas.
Apartments come in three states: green frame, with utilities, floors, walls, ceilings, balcony and smart-home features in place; renovated, with finishes and interior doors; or turnkey, with bathroom fittings, furniture, appliances and textiles. Owners choose between two interior designs. Each apartment has its own gas boiler, radiators and ducted air conditioning. Handover is planned for August 2028.
