About the project
Queen's Residence is Tempo's two-block residential complex at 53 Adlia Street, on the southern side of Batumi between the New Boulevard and the airport, about 750 metres from the sea. Lech and Maria Kaczynski Park, the Metro City shopping centre and Public School No. 27 are within walking distance, and Tempo's Serenade stands next door. In 2024 the project was named Best Luxury Real Estate Development in Georgia at the Luxury Lifestyle Awards and Best Apartment/Condominium Development in Georgia at the European Property Awards.
Architect Irakli Emiridze designed the two 16-floor blocks, and SITA, Tempo Holding's construction management company, runs the build. The apartment types are named after queens: Cleopatra for the studios, Victoria for the junior suites, Tamar for the suites and Elizabeth II for the duplexes on the upper floors. Each apartment has its own gas boiler in a technical compartment on the balcony, delivering hot water in three to five seconds, along with underfloor heating and split air conditioning sized to the room.
Every apartment can be bought in one of three states. White frame means the front door, meters, screed, plastered partitions, plumbing and electrical connection points, the heating line and the underfloor heating network are in place, and the balcony is tiled. Renovated adds ceilings, finished floors and walls, interior doors and bathroom fittings. Turnkey adds the boiler, air conditioning, furniture, equipment and textiles, ready to live in or let.
The shared facilities are generous for a building of this size: an indoor pool and a heated outdoor pool, a spa with Finnish and steam saunas and a massage room, a fitness centre, a restaurant and bar with a terrace, a café with co-working space, a business lounge, a kids' room, a supermarket and a rooftop terrace, around a landscaped courtyard with a playground. Concierge, reception, security, cleaning and CCTV are provided by the management company. Block B is scheduled for the fourth quarter of 2027.
