About the project
SENSA is Tempo's tower on Green Cape, right beside the Batumi Botanical Garden, a minute from the garden gates, two from the sea and fifteen from the city centre. It is a small building by Batumi standards: 168 residences, fourteen to a floor, looking out over the Black Sea, the garden and the mountains.
The terraces are what the project is built around. Each one has a movable glass enclosure that can be fully opened, partly closed or shut, with infrared heaters in the ceiling and a full-height built-in storage unit, so the terrace stays usable in winter. The signature terrace is handed over fully finished, with its heating. On the outside, the tower is clad in natural white stone with aluminium curtain-wall glazing, and tree installations on the cantilevered balconies, about every third floor, break up the façade.
Because the site slopes, the first four levels sit partly below ground on one side and hold the grand lobby, three levels of indoor parking with mechanised spaces, and the wellness and social floors: an indoor heated pool, a children's pool, a sauna and spa, a fitness centre, a yoga and Pilates studio, a restaurant with an outdoor terrace, a cinema room, a library with a co-working corner, a billiard room and a children's playroom. The roof has an open-air pool, a sky bar, a summer kitchen, lounge terraces and telescopes for the night sky.
Residences are delivered in green frame, with a smart-lock entrance door, double-glazed aluminium windows, soundproof partitions and all utilities in place. Each has its own gas boiler, with hot water at the tap in three to five seconds, and ducted air conditioning, and the building has a backup generator for its critical systems and a water reservoir for round-the-clock supply. Construction is scheduled for 36 months, with completion in February 2030.
