About the project
iVillas is a gated enclave of fourteen villas on Green Cape, 500 metres from the Batumi Botanical Garden and twenty minutes by car from the city. JB Development, whose own website calls it JB Villa, has laid it out in two blocks of three-storey houses, each with its own courtyard and terrace and views of the sea and the mountains. Mtsvane beach, Makhinjauri and Chakvi are ten to twenty minutes away.
The villas are sold turnkey and fully furnished, and the developer names its suppliers: Vitra plumbing in the bathrooms and kitchen, Bosch kitchen equipment, Daikin air conditioning, Samsung televisions, Austrian MDF furniture and ceramic granite floors. The façade is Fundermax HPL panelling installed by Alumet, the panoramic windows are Lorenzo Line from Italy with Guardian energy-efficient glass, and balcony railings are aluminium with 10 mm Guardian glass. A double load-bearing wall between neighbouring villas keeps sound from carrying, and every villa comes with its own underground parking space.
The shared side of the estate feels like a small resort. There is an 18-metre outdoor infinity pool, heated or cooled with the season, a spa with sauna and hot and cold baths, a fitness centre that looks out over the sea and the mountains, a mini entertainment centre, a green yard with picnic areas and children's corners. Reception, concierge, housekeeping, maintenance and security work around the clock, the whole site is accessible for people with disabilities, and the developer's own team can manage and let the villa for its owner.
