Malibu Villas is a completed community of homes by RAK Properties in Mina Al Arab, the waterfront development on the coast of Ras Al Khaimah. It takes its name from the Malibu district, one of six districts in the Mina Al Arab master plan, which the developer modelled on the Californian coast: long, wide white beaches, sunshine and an easy pace. The district mixes standard villas, larger luxury villas and townhouses. The homes offered here are 3-bedroom townhouses, finished and ready to move into.
The townhouses
Each townhouse has two levels and about 3,250 sq ft of floor area, or 302 sq m including a 10 sq m balcony. On the ground floor, the living and dining rooms open onto a patio and garden, and there is an inner courtyard beside the central gallery. The same level holds the kitchen, a study, a powder room, a maid's room with its own bathroom, a laundry and a carport. Upstairs are three bedrooms, each with an en suite bathroom, plus a family room and a roof deck. The principal bedroom has a dressing area and opens onto the balcony. RAK Properties lists designer finishes, walk-in closets with shelves, aluminium framed windows, a solid core front door and high speed internet among the home features.
Life in Mina Al Arab
Mina Al Arab is a gated community on the water, and most of it is given over to nature: the developer set aside 310 hectares for open space, ecological preserves and landscaping, including protected wetlands, salt marshes and coastal dunes. Villa and townhouse owners have private beaches. Residents share a pool, a gym, tennis courts and a spa, and the community has children's play areas, a mosque, cafés and restaurants, parks and medical facilities. Oasis Walk, a landscaped path for walking and cycling, links the islands of the community. Security and maintenance teams work around the clock.
Payment plan
Since the townhouses are already built, the plan is short: 20% on reservation and the remaining 80% on handover, when the keys pass to the buyer. There is no construction period to wait through, so a family can settle into the house as soon as the transfer is complete.
