About the project
Serenia Living is a beachfront development by Palma Development at the tip of the West Crescent on Palm Jumeirah, right next to Atlantis The Palm. Its four towers open straight onto the beach, and their glass fronts give the homes panoramic views of the Palm, the sea and the Dubai skyline. Palma Development builds it with Banian: the two companies first worked together on Serenia Residences, The Palm, in 2015.
The penthouses and the Royal Sky Mansion
Tower 1 holds two-bedroom residences and Tower 2 three and four-bedroom homes. Tower 3 has a collection of 22 penthouses, and Tower 4 is The Reserve, 20 design residences furnished mainly by Italian design houses. A Sky Mansion sits at the top of each tower. The homes on offer here are among the largest in the scheme. The full-floor penthouses on the 10th and 12th floors measure about 12,700 sq ft each, terraces included. Each has five bedrooms and a maid's room, formal and informal living rooms, a formal dining room, a family entertainment room, a hot and a cold kitchen, a cellar and a jacuzzi on the master bedroom's balcony. The Royal Sky Mansion on the 18th floor has six bedrooms over 23,982 sq ft. Palma Development describes its Sky Mansions with double-height ceilings of about 8.5 m, 360-degree views, a private pool and a dedicated gym, and their owners have access to The Reserve Owner's Club.
Amenities
Residents arrive through a VIP reception with a security team and a concierge. The 10,000 sq ft wellness club has a spa with steam and sauna rooms, a treatment room, a gym and a private training studio. Indoors there is also a private cinema, a golf simulator lounge, a games room for adults and teenagers and a soft play area for children. Outside are the beach and a beach lounge, lap pools and what the developer calls Dubai's largest residential swimming pool, plus a padel court, a children's playground and gardens with water features.
Location and payment
Atlantis The Palm, with Aquaventure Waterpark, The Lost Chambers Aquarium, Royal Beach and White Beach, is next door. The developer's map also marks Palm West Beach, The Boardwalk along the breakwater, the AURA Skypool Lounge, Emirates Hospital Clinics, a Montessori nursery and the Palm Jumeirah Monorail close by. Construction is complete, with completion in Q1 2026. Palma Development sells the homes at Serenia Living on a single payment: 100% on booking.
