About the project
Asora Living is a collection of eleven villas by Bel Rive in Balangan, on the hilltop side of Uluwatu at the southern tip of Bali. Each villa has its own pool and faces the ocean. The architects stepped the buildings down towards the water so that every villa keeps an open view, and closed the sides facing the neighbours with solid walls for privacy. Completion is planned for Q4 2027.
The villas
Two layouts are on sale: two-bedroom villas from 144 m² and three-bedroom villas from 201 m², both on two floors. Downstairs, the living room, dining area and kitchen share one open space surrounded by glass doors, with a bedroom and bathroom beside it and the garden and pool just outside. Upstairs, the bedrooms have en-suite bathrooms and balconies with timber railings, and planter boxes sit in front of the rooms. The three-bedroom villas add a private rooftop terrace with a pergola and a wide view of the coast. Bel Rive sums up the style as quiet luxury with a Balinese accent: oxidised stone, limestone, pale sculpted stone and timber, picked for the way they age, with carved stone baths and timber kitchen cabinets under stone worktops.
Balangan, Uluwatu
Uluwatu covers the south-western end of the Bukit Peninsula and is known for its surf breaks and its villas along the limestone cliffs. Bel Rive's own guide to the surroundings puts Arete Sports Complex a minute from the gate, Balangan Beach, Dreamland Beach and a medical clinic about ten minutes away, and Bingin Beach fifteen. Uluwatu Temple, the Uluwatu surf break and Savaya Beach Club are about twenty minutes off, GWK Cultural Park 25 and Ngurah Rai International Airport about 35.
Payment plan and tenure
Buyers pay 25% on booking and 70% in stages during construction, due at the notarial signing, the foundations, the structure and the finishing. The last 5% is paid on handover. Each stage is logged in Opus, a project app where buyers follow progress updates, site documents and the timeline from their phone. The villas are sold on a 30-year leasehold, which Bel Rive states can be extended.
