About the project
ZEN Hotels and Residences is a gated resort of studios, apartments and smart villas by Embrace Development at Melasti in Uluwatu, on the Bukit Peninsula in Bali's far south, an area known for its surf breaks and cliff coastline. The developer puts the beaches within walking distance. The 2.9 ha grounds combine Japanese architecture with contemporary minimalist design and include a hotel of about 100 rooms. Every home is handed over fully furnished and equipped in the developer's own Zen style, and buyers hold a 47-year leasehold (27 + 20 years) with an extension option.
The residences
The studios on sale measure 28 to 43 m². Each has an open layout with a sleeping area, living area, kitchen and private bathroom, ceilings above 3 m and full-height glazing, and two neighbouring studios can be joined into one larger suite. The Zen Apartments measure 53 to 54 m² inside, with a living room, dining area, open kitchen and walk-in closet. On the first floor they open onto a terrace with a private mini pool; on the floor above they have a balcony, and the developer notes views of the ocean and the gardens from the upper levels. The Smart Villas have 75 m² of interior space and two bathrooms, a terrace with a pool and a private rooftop lounge with sun loungers and a barbecue, facing the ocean and the sunset.
Amenities
The complex is planned so that residents can live, rest and work without leaving it. A retail zone of about 5,000 m² holds boutiques, a supermarket, a pharmacy, ATMs and a coffee counter. The 1,000 m² recovery zone has an onsen, a spa, massage rooms, a gym, pilates and yoga studios and a Japanese garden, and there is a padel court as well. Another 1,000 m² is given to coworking and event space. For meals there is a specialty coffee shop, a breakfast and brunch café, an all-day restaurant and an Asian-European restaurant for the evening. The Kids Camp runs from 8:00 to 20:00 with a kindergarten, a children's pool, water slides and a rope park, staffed by multilingual nannies and educators.
Service and payment plan
A professional management company runs the complex, with a 24/7 concierge, housekeeping, in-room dining, laundry, nanny services and transfers to the beach. The payment plan is 40% on booking, 40% during construction and 20% on handover, which is scheduled for Q2 2027.
