About the project

Manta Livin is a wellness resort of villas and apartments that BIG BALI GROUP is building on the cliffs of Uluwatu, at the southern edge of Bali's Bukit Peninsula. Its partner LEGENDS 3D builds with 3D concrete printing (3DCP), and the plan follows the four elements, with water at the centre. The first stage has 85 apartments and 21 villas, and handover is planned for Q4 2027.

The homes on sale

The one-bedroom apartments measure 30 to 39 m2 and sit on the second, third and fourth floors of the apartment building. The two-bedroom Haven Villas have 129 m2 over two floors, a private pool and a terrace. Each bedroom comes with its own bathroom, dressing room and balcony, and buyers can take the standard fit-out or a fuller one that adds a sauna. There is also a single four-bedroom Delmar Villa of 188 m2, on two floors.

Pool and facilities

Life in the complex centres on the Manta pool bar, a 320 m2 pool with 1,220 m2 of deck around it. It has a Jacuzzi area, a shallow pool, a children's zone with a slide, small fountains and paths of shallow water, and several spots with sun loungers. The developer's plan for the second stage adds a spa complex, a rooftop restaurant, a rooftop infinity pool facing the ocean, a smoothie bar, a convenience store, a children's room and dry cleaning.

Location and payment plan

BIG BALI GROUP places the complex 100 metres from the ocean, five minutes from Nyang Nyang Beach and ten minutes from Melasti, with Ngurah Rai airport about 30 minutes away. An observation deck 198 metres above the ocean is 100 metres from the complex. Buyers pay 30% on booking, 30% once the building structure is up and another 30% after the finishing works, with the last 10% due on handover.

About Uluwatu

The south-western cliffs of Bali: a sea temple, famous surf and hilltop villas above small beaches.

Uluwatu is the south-western tip of the Bukit Peninsula, inside the village of Pecatu in the South Kuta district of Badung. The name joins two old words, ulu, land's end, and watu, rock, and that is a fair description: limestone cliffs drop straight into the Indian Ocean, and on the highest point, 70 metres above the water, stands Pura Luhur Uluwatu, one of the nine temples that guard Bali, where a Kecak dance is performed on the cliff every evening at six. The reef breaks below the temple became famous after the 1972 surf film Morning of the Earth, and the coast has drawn surfers ever since. Between the cliffs lie short beaches, each with its own way down: Balangan, New Kuta Beach (once called Dreamland), Bingin, Impossibles, Padang Padang, where an international surf contest is held, Suluban, reached through a cave, and Nyang Nyang at the foot of a long stairway. Until recently this was a sparsely populated coast. Now resorts, boutique hotels, beach clubs and private villas line the hills, and in property listings the name stretches across much of the western Bukit, from Balangan round to Melasti. Foreign buyers acquire on long leases, as in the rest of Bali.
