Carmel Residence is a boutique building of 46 homes by UniEstate Properties in Jumeirah Village Circle (JVC), Dubai. It has five storeys, a ground floor and four above it, and stands opposite a park in the south of the circle. UniEstate was founded in 1995 and builds in Dubai and Ras Al Khaimah.

The residences

The homes on sale are a studio, one-bedroom apartments and, for most of the choice, two-bedroom apartments. The studio measures 442 sq ft, the one-bedroom apartments start from 869 sq ft, and the two-bedrooms run from 1,196 to 1,628 sq ft, spread over the first to fourth floors. Most of the one and two-bedroom units on sale have a balcony, and every kitchen comes with integrated appliances.

Amenities

The building has two swimming pools with disabled access, a gym open around the clock, a 24-hour reception with concierge service, secure parking and 24-hour security. Pets are welcome. Carmel Residence is also chiller-free, so residents pay no separate chiller fees.

Location and payment plan

UniEstate's map puts a park two minutes away, a bus stop three, a supermarket five, cafés seven and the nearest school eight, with a clinic within ten minutes. Circle Community Park, JSS International School and Viva Supermarket are inside the community, and Al Khail Road, Hessa Street and Sheikh Mohammed Bin Zayed Road run along its edges. On the post-handover plan, buyers pay 20% on booking, 10% during construction and 10% on handover, then the remaining 60% over five years after handover. UniEstate also offers a 50/50 plan: 20% on booking, 30% during construction and 50% on handover.
