About the project
Elwood Estates is the villa enclave of Sobha Elwood, a new community by Sobha Realty in Dubailand, Dubai, planned around parks and more than 10,000 trees. The villas on sale have five or six bedrooms, and each one stands on its own plot with a garden and a private pool. Sobha works under its own backward integration model, so design, engineering, materials and construction all stay in-house. Handover is planned for Q2 2028.
The villas
The architecture is minimalist and modern: geometric forms, neutral and earthy tones, large windows, sliding doors and wide balconies over the greenery. The five-bedroom villa covers 5,821 sq ft on two floors. The ground floor has a formal living room, a dining room with a bar, a kitchen that opens onto an outdoor dining court, a guest bedroom with its own bathroom, a maid's room and a garage drawn for two cars. Upstairs, the master bedroom with its walk-in closet shares the floor with three more bedrooms, each with a bathroom, a family lounge and two open terraces. The six-bedroom villa has 7,193 sq ft over three floors joined by a private lift, with a study, a garage for three cars and a top-floor bedroom that has its own balcony and open terrace.
Parks and amenities
Sobha Elwood is built around seven parks, each modelled on one of the world's great forests, among them the Amazon, Australia's Daintree, Japan's Yakushima and a baobab forest. The masterplan adds two clubhouses, one for the whole community and one for the villas, a lap pool with a splash pad, a pond, padel and half basketball courts, a skate park, a dog park, an open amphitheatre, and jogging and cycling tracks. A school, a clinic, a nursery, a shopping centre and a mosque are planned inside the community, and the villas are designed with EV charging.
Location and payment plan
Sobha gives these drive times: 5 minutes to Dubai Rugby Sevens, 8 minutes to Dubai Outlet Mall, 20 minutes to Downtown Dubai, 25 minutes to Dubai International Airport and 30 minutes to Al Maktoum International Airport. The payment plan asks for 20% on booking and 20% during construction, with the remaining 60% due on completion in Q2 2028.
