Imtiaz Kore in Dubailand, Dubai

Kore by Imtiaz is a residential tower in Dubailand built around one idea: a home that makes it easy to train, eat well and recover. The name comes from the body's core, its centre of strength and stability. Imtiaz designed the building around health and performance rather than adding a gym to an ordinary block, and every studio, one-bedroom and two-bedroom apartment is handed over fully furnished.

The homes

Apartments are open plan, with floor-to-ceiling glazing that brings in plenty of natural light. Natural bamboo and oak set the tone, softened by woven textures, fluted panelling and stone. Each home comes with Imtiaz's signature interiors: wall cladding, a bed, nightstands, a dresser, a dining table and chairs, and a kitchen with fridge, freezer, microwave, oven, hood and cooker. Sleep is part of the plan too. Every home has a complete sleep system by Heveya, with a mattress of natural organic latex layers under a goose-down topper, plus pillows and linens.

Train

Raw Theory is the building's 3,200 sq ft training space, designed with Technogym and fitted with 50 machines for cardio, strength and functional training. A Technogym check-up measures body composition, mobility, balance and cognitive performance, and an AI coach turns the results into a personal programme. The Hike makes a 500-step stair climb part of the daily routine, and residents also have a social padel court, an open-air gym and bike desks in the lobby.

Nourish and recover

Edible gardens, including vertical hydroponic and aquaponic beds, grow produce within the community, and a harvest table with a pavilion brings neighbours together for shared meals. For recovery, One Hype Wellness links red light therapy, hyperbaric oxygen and brain mapping through One AI, and its red light therapy pod offers eight protocols, from deep tissue recovery to mental well-being. A timber-lined sauna, outdoor showers and a sunset deck complete the recovery zone.

Amenities

The roof holds an adults' leisure pool with a sunset deck, a wellness pool, a children's pool and the clubhouse. On Level 1, one floor above the ground floor, there are gardens with a family lounge and lawn, a conversation pit, an interactive sensory garden, a shallow water feature, co-working pods, a playground and a sports lounge. The Kore Work Station gives residents a focused place to work, a few steps from their next training session.

Getting around

Kore sits in Dubailand close to Zayed University, Hamdan Bin Mohammed Smart University, Lycee International School, The Aquila School and the HM Equestrian Club, with three parks less than a ten-minute walk away. Al Habtoor Polo Resort is about 10 minutes by car. Meydan Racecourse, Meydan Golf and the Meydan Cycling Track are about 15 minutes away, and Downtown Dubai, Business Bay, Dubai Creek Harbour, Dubai Design District and Dubai International Airport about 20.

Buying

Kore is sold off plan, with completion expected in the fourth quarter of 2028. Two payment plans are offered. The 50/50 plan asks for 20% on booking, 30% during construction and 50% on completion. The 60/40 post-handover plan asks for 20% on booking, 35% during construction and 5% on completion, with the remaining 40% paid in quarterly instalments over three years after handover.
