About the project
Safa Two de GRISOGONO is a residential development by DAMAC Properties on Sheikh Zayed Road in Business Bay, Dubai. It follows Safa One, which stands across the road, and DAMAC sees the pair as a gateway between central Dubai and its newer districts. The project is branded by the Swiss jeweller de GRISOGONO. Its signature rubies set the colour scheme, so scarlet runs from the lobby entrance through the interior detailing to the furniture, while the outline of the tower is meant to recall a cut diamond. Construction is under way, with handover planned for Q2 2027.
The residences
Every apartment is planned around movable walls, so owners can open a room up or close it off whenever their needs change. The developer's floor plans for Tower B run from studios to three-bedroom apartments. The homes now on offer sit high up, between the 74th and 83rd floors: one-bedroom apartments from 1,010 sq ft, two-bedroom apartments from 1,414 sq ft, two-bedroom duplexes on the 81st floor and five-bedroom penthouses on the 83rd, the largest of them 14,088 sq ft. The building was designed for views on every side, taking in the canal, Burj Al Arab, The World Islands and Palm Jumeirah.
Amenities
The podium has an artificial beach pool shaded by real palm trees, looking out at the skyline. On the 60th floor is the Ruby Heart, which DAMAC calls the tower's most recognisable feature, with a sapphire infinity pool over Sheikh Zayed Road and high-end restaurants. Above it come the super luxury floors, topped by the 85th floor and its more daring attractions. There is an edge walk along the rim of the building, a spiralling glass slide and an observatory at the highest accessible point. The rooftop fog forest, which DAMAC describes as Dubai's first, is a tropical garden kept in mist, with a restaurant inside it. Residents also have a hanging garden, an indoor gym, a spa, cafés and shops.
Location and payment plan
The site lies close to Safa Park and the Dubai Water Canal, between Downtown Dubai and Jumeirah, with Sheikh Zayed Road at the door. The payment plan is 40/60. Buyers pay 20% on booking and another 20% during construction, and the remaining 60% falls due on handover in Q2 2027.
