About the project
Berkeley Tower is a Grade A office tower by Ellington Properties in Business Bay, Dubai, on Sheikh Zayed Road next to Business Bay Metro Station. Its facade takes its shape from fabric in motion, gathered and pleated, with terraces set into it up its height. There is a ground floor with 60 floors above it, 53 of them offices, all sold freehold. Completion is expected in Q3 2030. The payment plan is 70/30, with 70% paid before completion: 20% on booking, four instalments of 5% in the first year, six of 5% as construction progresses, and the remaining 30% on completion.
The offices
Offices start at 1,132 sq ft on floors 1 to 10. Higher up, the floors are split into fewer, larger offices of 2,364 to 6,522 sq ft. A company that wants a floor to itself can take a full-floor office of 12,182 to 12,507 sq ft on the 51st or 52nd floor, or the duplex office on the 54th and 55th floors, 21,873 sq ft. Ceilings are 3.8 m to 4.1 m high, many plans include a terrace, and every unit has water, power, drainage and data provisions in place.
Four amenity floors
The 32nd to 35th floors belong to the people who work here. The 32nd has a co-working area with focus pods, a work lounge, a social hub and a rest and recharge room. The 33rd is a clubhouse with a games room for billiards and air hockey, a vinyl lounge, a gaming lounge and an outdoor terrace. The 34th has a fitness studio, a boxing area, Pilates, spinning and mind and body studios, and separate wellness areas for men and women. The spinning studio looks across the skyline through floor-to-ceiling windows. The 35th holds prayer rooms for men and women with ablution areas.
The building and getting around
Twelve double-deck lifts with destination control serve the offices, and the security gates in the 4,015 sq ft lobby work with a smart access system. An escalator leads up to a mezzanine with a coffee bar and lounge. Parking takes six basement levels plus a robotic system that stores and retrieves cars, with valet parking, EV charging and bicycle racks. The tower is designed to meet Dubai's Al Sa'fat green building standards, with a drone delivery port on the 33rd floor and a rooftop ready for a future air-taxi vertiport. By car, Burj Khalifa, Dubai Mall and DIFC are about 4 minutes away, and Dubai International Airport about 9.
