About the project
Vienna House Residences by Wyndham is a seafront tower of furnished, hotel-serviced homes on Al Marjan Island, Ras Al Khaimah. Sugee Group is the developer and Wyndham Hotels & Resorts the brand partner. The building has two basement levels, a ground floor, 15 residential floors and an amenity rooftop, with 225 residences in all. The project is now in its launch phase, and completion is scheduled for Q4 2028.
The residences
Studios start at 448 sq ft, one-bedroom modular layouts at 584 sq ft, one-bedroom apartments at 813 sq ft and two-bedroom apartments at 1,387 sq ft. The three penthouses have three, four and five bedrooms and measure 4,925 to 10,468 sq ft. Every home is handed over furnished, in an interior style with an Austrian influence: floor-to-ceiling windows, open-plan living, a kitchen with built-in appliances and stone worktops, built-in wardrobes and walk-in showers. All residences have private outdoor space, and homes above the 10th floor get larger sky terraces with room for a lounge and a bar. Sugee Group permits short-term rentals at Vienna House.
Amenities and services
The rooftop has an infinity pool, a lounge and open-air dining looking over the coast. The building also has a swimming pool, a kids' pool and pool deck, an indoor and outdoor gym, a yoga deck, a jogging track, a pickleball court, a sauna and steam pods, an outdoor cinema and a mini golf area. For games there are table tennis, air hockey, foosball and pool tables and a teen arcade, and younger children have an indoor play area with a climbing wall and a ball pit. Wyndham's hotel-style services cover valet parking, reception, concierge and in-residence dining, and residents can book laundry, spa treatments and care of the home while they are away.
Location and payment plan
Al Marjan Island is a group of four man-made islands off the Ras Al Khaimah coast with 7.8 km of beaches and a waterfront promenade, and it is also where the Wynn Al Marjan Island resort is being built. Sugee Group puts the Al Hamra mall, golf club and marina 10 minutes away by car and Ras Al Khaimah International Airport 30 minutes. The payment plan is 30/70: 30% in instalments during construction and 70% on completion. Sugee Group started in Mumbai 40 years ago, has completed 28 projects and has offices in Mumbai, Dubai and Ras Al Khaimah.
