About the project
Zuha Island is a private island in The World Islands off the coast of Dubai, developed by Zaya Developments, the company behind Al Barari, Nurai Island in Abu Dhabi and FIVE Palm Jumeirah. The name comes from the Arabic for morning light. The island covers more than 2.5 million sq ft, with 2.5 km of beach around a green interior, and it holds just 30 private villas alongside a boutique resort. Completion is planned for Q4 2026.
The 5BR villas
The villas on offer are 5BR homes of 19,663 sq ft on generous beachfront plots. Zaya designed them as four storeys rising from the beach around a single spiral staircase and a panoramic lift, with terraces facing both the island and the sea. The raised ground floor holds the entrance hall, formal living and dining rooms and a prep kitchen, and opens onto a pool laid out on three levels, a barbecue area and seating on the sand. On the two floors above, each bedroom suite has its own dressing room and bathroom, and the master suite looks out to the sea from its terrace and deck. There is also a family living room with a kitchen, a family lounge and a rooftop with a shallow infinity pool and a pool lounge. The lower level takes the main kitchen, staff quarters, laundry and storage. Inside, travertine and marble set a neutral palette.
Life on the island
Villa owners share the island with the Zuha resort. It has four main restaurants, among them an all-day dining room, a dim sum and mezze restaurant, a beach club and a ceviche bar, and meals can also be served in the villa. A spa and healing centre sits in the middle of the island, and the fitness centre has a gym and three studios. There is a floating paddle tennis court, a water sports centre for kite-surfing, kayaking, sailing, jet skiing and diving, and a kids' club with splash parks, climbing walls and nature play. Zaya plans 1 megawatt of solar panels, grey water recycling and a no single-use plastic policy, and will set up a house reef near the island to regrow native corals.
Getting there and payment
Zuha Island is 12 minutes by boat from the Zaya welcome centre on Jumeirah Beach, next to the Four Seasons, and the villas look back at the Dubai skyline. The payment plan is 50/50: 50% on booking and the remaining 50% on handover in Q4 2026.
