SWOI Development Group

SWOI Development Group has worked in Bali since 2017, building and managing homes for expats and for buyers who want an income property. It was founded by Egor Stynko and Anton Sharafutdinov. SWOI likes mixed sites, with townhouses, villas and a small apartment building on one plot and a restaurant and a rooftop that everyone shares. Its two main projects are Loft Umalas, on a 6,200 m² plot in the rice field neighbourhood of Umalas, and SWOI Berawa in Berawa, part of Canggu.

THE TRACK RECORD

SWOI Development Group's record.

SWOI talks mostly about how its buildings are made. Both main projects use the same frame, WF200 steel beams on a waterproofed foundation with the plaster reinforced by woven wire mesh, and the same palette of aluminium, steel and stone, with cross ventilation and a Western finishing standard. Apartments and villas are sold fully furnished. During construction buyers receive a monthly progress report, at Loft Umalas they can walk through a show unit first, and after handover the company offers a management agreement for the property.

SWOI builds on the west side of Badung, around Canggu. At Loft Umalas rows of two-storey townhouses with their own pools stand beside a loft apartment building with a restaurant and a roof terrace, all on one 6,200 m² plot. SWOI Berawa, on 3,600 m², pairs two- and three-bedroom villas with a block of studios that has a bakery downstairs and a pool on the roof. The company also has apartments and quad villas in Pererenan.

Loft Umalas
A 6,200 m² plot in Umalas, a quiet villa neighbourhood among rice fields, 1.8 km from Berawa and a seven-minute drive from the beach. Signature style

Industrial materials in a tropical setting.
