About the project
Ardhana Residence is a development by High Quality Construction in Ungasan, on the Bukit peninsula in the south of Bali. It is laid out as three blocks: a boutique hotel, the Luxury Villas and the Fengshui Villas, sharing one set of facilities that the developer compares to a five-star hotel. Every home is handed over turnkey, with furniture and appliances. The tenure is leasehold, which the developer sets out as 30 + 30 years, and completion is scheduled for Q4 2026.
Hotel apartments and villas
The one-bedroom apartments on sale in the boutique hotel measure 25 and 30 m2. Their interiors draw on Japanese motifs, eco urban design and art deco, and the brochure promises jungle and ocean views. There is also a two-level suite of about 80 m2, with the kitchen and living room on one floor and the bedroom on the other. Each villa has its own pool and a parking space included. The Fengshui Villa is a one-bedroom home of 48 m2 on a 138 m2 plot, designed around Eastern ideas of harmony. The Luxury Villas come with one bedroom in 70 m2, two bedrooms in 95 or 110 m2, or three bedrooms in 155 m2, on plots of 205 to 295 m2. In the two and three-bedroom layouts every bedroom has its own bathroom.
Shared facilities
The developer puts the shared infrastructure at more than 2,500 m2. The hotel block holds a restaurant, a pool with a pool bar, a smoothie bar, a rooftop lounge bar and a coworking space. For wellbeing there is a yoga chalet, a bath complex with a spa, an acupuncture room, a gym and outdoor training areas, along with a park for walks and a trekking trail. Children have their own room and a playground. A Bali shop, a travel centre, bike rental, a creative studio and a reception desk open around the clock are also planned.
Location and payment plan
The Garuda Wisnu Kencana cultural park (GWK) is within walking distance, and the developer puts Melasti Beach 10 minutes away, with a private shuttle for residents and a private rest area for them on the beach. The brochure shows ocean and mountain views from the site, with the Garuda statue on the skyline. Buyers pay 25% on booking and the remaining 75% in quarterly instalments of 15% during construction.
