About the project
Royalin Villas is a private complex of Moroccan-style villas by DM Projects in Ungasan, on the Bukit Peninsula in the south of Bali. The site stands on raised ground at the end of a dead-end road, about 600 m on foot from Pandawa Beach, and every villa is turned towards the Indian Ocean so the rooms and the roof look out to sea. The developer's map shows Timbis beach and the Bukit Pandawa Golf & Country Club close by. Each villa is finished to an individual brief, around the wishes of its future owner.
The villas
Two layouts are on sale, both with two floors and a rooftop. The five-bedroom villas have 255 m2 of living space on plots of about 350 m2. The seven-bedroom layout has 310 m2 on a 450 m2 plot: five bedrooms on the ground floor around a living room of about 76 m2 with a built-in fireplace, and two more upstairs opening onto an 81 m2 terrace. In the plans every bedroom has its own bathroom, and the roof adds a terrace of about 100 m2. Inside, DM Projects uses custom furniture, rare art and exclusive materials.
Pools, rooftops and services
Each villa has a private pool with chlorine-free salt filtration. The brochure lists a gym, a sauna and a rooftop jacuzzi with an ocean view among the villa features, plus a barbecue area and a children's playground. Rooftop terraces come with sun loungers, a shaded pergola and planting, and the seven-bedroom plan includes a spa room with massage tables. The complex has video surveillance, security guards around the clock and one entrance through reception. Water is treated by reverse osmosis, lighting is LED and organic waste is composted for every villa. The brochure also describes a commercial centre nearby with a restaurant and bar, a coffee shop, a spa with Balinese rituals and a co-working room.
Leasehold and payment plan
The villas are sold on a 30-year leasehold with a 20-year extension. Buyers pay 30% on booking and 60% during construction, and the last 10% falls due on handover, together with notary registration. Completion is planned for Q3 2027. DM Projects is a Bali company with 13 years of villa design and construction in Southeast Asia, with awards from PropertyGuru and the Asia Pacific Property Awards. Land acquisition, building and interiors are all managed in-house.
