NEXA Royal Oasis Black Edition in Ungasan, Bali

Royal Oasis Black Edition is a hotel-run apartment complex by NEXA in Ungasan, on the Bukit Peninsula in south Bali. NEXA describes it as the first hotel with five-star service on the Bukit to be sold on a 77-year leasehold. The full term is included in the purchase price, so there are no extra years to buy later. The building has four residential floors under a rooftop bar and is part of the Royal Oasis Collection hotel chain.

The apartments

The apartments on sale are one-bedroom units of 37 m2. Each comes fully furnished, with a full kitchen, air conditioning, panoramic windows and ceilings of 3.2 to 3.5 m. Some first-floor apartments open onto a private garden, the lower floors look over the greenery, and the third and fourth floors have balconies facing the ocean. Inside you get granite kitchen worktops, Italian veneer, TOTO sanitary ware, BLUM soft-close fittings and King Koil mattresses. NEXA builds with K300 concrete and double reinforcement, double-glazed UPVC windows and waterproofing on every level, and the structure is designed to withstand earthquakes of 8 and above on the Richter scale.

Hotel service and amenities

The complex runs as a hotel, with reception and concierge service around the clock. There is a restaurant, a bar, a café, a gym, a spa, a swimming pool, a children's area and the rooftop bar, and a shuttle takes guests to the beaches and nearby sights. Guests also get the Black Edition membership card, with loyalty bonuses, discounts at the network's restaurants and spas, and lower rates at other Royal Oasis complexes around Bali.

Location and payment plan

The site sits in a low-density part of the Bukit, about five minutes from the ocean and from beaches such as Pandawa and Melasti. NEXA puts Ngurah Rai International Airport about 40 minutes away. Buyers pay 30% on booking and the remaining 70% in instalments during construction, with completion planned for Q2 2028.
