About the project

Royal Oasis Collection is an apartment complex by NEXA in Pererenan, on the Canggu coast of Bali, sold with five-star hotel service. It has two buildings, their terraces hung with greenery, set in a garden with a café-restaurant at ground level and the shared spaces up on the roofs. NEXA's brochure picks out the neighbourhood for its wide roads, proper pavements and restaurants within walking distance. Handover is planned for Q1 2027.

The apartments

Every apartment now on sale is a one-bedroom (1BR) home of about 41 to 45 m2, on the second, third or fourth floor. Both layouts in the developer's plans have a living room, a bedroom, a kitchen, a bathroom and a private terrace lined with planting. Ceilings are 3.2 to 3.5 metres high to keep air moving in the tropical heat. NEXA names the fit-out brand by brand: Italian veneer and MDF furniture, granite worktops, BLUM soft-close kitchen hardware with strong extraction, TOTO sanitaryware, double-glazed UPVC windows and King Koil mattresses.

Shared spaces and service

One roof holds the swimming pool and sun deck. The other has a bar, a lounge with a fire pit and a relaxation area, where yoga and pilates sessions take in panoramic views. Lower down are a reception with a 24/7 concierge, a co-working space, a gym, a trade and art space, a garden and the café-restaurant. NEXA also plans stargazing evenings on the roof, led by astronomers. The structure is monolithic K300 concrete with walls of GreenBlocks, an eco block that absorbs less than 8% water, and the complex has its own wastewater treatment, filtered wells and reservoirs holding over 24,000 litres.

The developer's map puts Pererenan Beach about seven minutes away by bike and the airport about 45 minutes away. Royal Oasis Collection is sold on a 30/60/10 plan: 30% on booking, 60% during construction and the last 10% on handover.

About Pererenan

A small surf village just west of Canggu, with rice fields behind the beach.

Pererenan is a village in Mengwi district, Badung Regency, on the south-west coast just past Echo Beach, where Canggu ends. It is small: 2.61 km² and about 3,400 residents, against the far larger crowds of central Canggu five minutes away. The village runs down to Pererenan Beach, a dark-sand beach with a surf break, where rocks and strong currents suit surfers with some experience better than swimmers. Seseh lies further west along the coast, and the sea temple of Tanah Lot is about 8 km away. Over the last few years cafés, yoga studios and villas have spread along the main road to the beach, while rice fields and a river still run behind the newer compounds. The pull is that mix: Canggu's restaurants and shops are close, and the evenings are calmer. Pererenan sits outside North Kuta, in Mengwi, and much of its land is or was farmland, so the zoning of a plot matters: since 2026 a Bali regulation limits turning productive farmland into commercial use. A foreign buyer holds a lease or a Hak Pakai title, never freehold.
