About the project
The Bank is a gated community of contemporary villas beside a river in Pererenan, developed by Nestate Spaces Indonesia. The developer was founded by the Dutch entrepreneurs Jeroen de Bruin and Wijnand Bos, and the homes were designed by the Dutch practice IRVA Architecten. OXO Group Indonesia runs sales and management, so the brochure calls the project The Bank by OXO. A single private road loops through the site from the gated entrance past the clubhouse to the riverfront, which keeps traffic light and the lanes safe for children to walk. Completion is planned for Q4 2026.
The villas
Two layouts are on sale. The 4BR villa has about 334 m2 of built space over two floors, with four bedrooms and four bathrooms. The 6BR villa is a much bigger home of about 578 m2, with six bedrooms, six bathrooms, a home cinema, a massage room and a large landscaped garden. Every villa has its own pool, sunlit terraces and an in-house sauna. The plans are open, with large sliding doors to the outside, and each home is fitted with high-end furniture, premium mattresses and good bedding. Intelligent lighting and Sonos sound run through the house, and the buildings are well insulated, with ducted air conditioning and heat pump water heating.
Clubhouse and riverside
The clubhouse sits at the centre of the estate. It holds a compact gym with high-end equipment, a Finnish sauna, a lounge with a billiards table, co-working space and a shared kitchen with a coffee bar, while outside there is a communal pool, a terrace and a play area for children. Down by the water, a small deck has lounge seating, and residents have private access to the river. Security is on duty 24/7 with controlled access, and an on-demand concierge can arrange private chefs and wellness treatments. Owners can also hand their villa to OXO Hospitality Group for branded property management.
Location and payment plan
The Bank is set back on a quiet lane just off Pererenan's main road, on Bali's southwest coast, with rice fields and greenery around it. Central Canggu is a short drive away. By the developer's figures, Tanah Lot is 8 km away and I Gusti Ngurah Rai International Airport 20 km, around 45 minutes by car. The payment plan is 30% on booking, 30% during construction and 40% on handover.
