About the project

Seafora Villas is a group of nine single-storey villas by DM Projects in Ungasan, on Bali's Bukit Peninsula. DM Projects was founded by an architect and a designer, has 13 years of villa design and construction in Southeast Asia behind it, and keeps every stage in house, from buying the land to fitting the interiors. Its interiors have won at the PropertyGuru awards. For Seafora the founders chose a tropical Mexican style: stone walls, arched doors, warm tones and natural materials, kept minimal.

The villas

Each villa has three bedrooms of about 16 m2, all with their own bathroom, and one of the bathrooms has a freestanding bath. Across the pool sits the living wing: a 57 m2 room with a sunken sofa, a dining table and an open kitchen with a bar, plus a small office and a guest toilet. Outside there is a 33 m2 pool with a wide deck, a covered terrace, an open fire pit and a garden, as well as a carport and a storeroom. The built area is 142 m2, on plots of 450 to 529 m2. Every villa is handed over fully furnished, down to the finishing touches, and the structure carries a 10-year warranty.

Ownership and payment

The villas are sold on a 30-year leasehold with a 20-year extension. Payment comes in three parts: 40% on booking, 30% during construction and 30% when the villa is ready, at which point the final payment and the notary registration take place. Before the contract is signed, the buyer receives the documents for review.

The site and services

On the developer's master plan the site is called the GWK plot, with the Garuda Wisnu Kencana statue marked beside it. Seafora shares the plot with DM Projects' Salty Jim villas and a spa and café. The brochure puts the new Kanana fitness centre, with a gym, group training, a pool and a sauna, two minutes away. International management companies with more than 10 years in Bali look after the villas: daily cleaning, bed linen and towels, the pool and gardens, 24/7 security and the utility bills.

DM Projects, also known as DM Projects Group, is a Bali studio founded by an architect and an interior designer, and it works on both sides of the job: the land, the design, the build and the furniture are handled by the same team. Ungasan is a village on the Bukit Peninsula, the dry limestone tableland at the southern end of Bali, in the South Kuta district of Badung Regency. It covers about 15 km², with Jimbaran to the north, Pecatu and Uluwatu to the west and Kutuh to the east, and much of it stands high above the sea, so a good share of the houses here look straight out over the Indian Ocean. The coast below is a wall of white cliffs with a few beaches cut into it. The best known is Melasti, reached by a road carved down through the limestone and named after the purification ceremony Balinese Hindus hold on the shore before Nyepi. Green Bowl lies further east, and just over the border in Kutuh are Pandawa Beach and the Bukit Pandawa golf course. Inland, the village is home to the Garuda Wisnu Kencana Cultural Park, where the statue of Vishnu riding Garuda rises 121 metres with its pedestal. About 13,000 people live in Ungasan, and the plateau is now one of the busiest building sites on the Bukit: villa compounds, small apartment buildings and hotel residences, most of them sold to foreign buyers on long leases, because freehold land in Indonesia is reserved for its citizens.
