About the project

Jey Grey Residence is a walled complex of townhouses and cabanas by DM Projects in Ungasan, on Bali's Bukit Peninsula. Every home has its own pool and garden. The master plan keeps neighbouring villas out of each other's sight, and high walls and dense planting give each plot visual and acoustic privacy. The project was named a winner at the Asia Pacific Property Awards 2025.

The homes

The townhouses on sale have two bedrooms, one on each floor, a living room and 77 m2 of interior space, opening onto a private pool and garden. The cabanas stand in their own row, each with a pool and garden of its own. Both follow the same design: clean-lined facades, panoramic glazing, open layouts and high ceilings. The structure is a steel frame built from prefabricated elements made in China, with 10 cm sandwich-panel walls that have a concrete shell and a foam-concrete core. DM Projects gives a 10-year structural warranty.

The complex and the area

Jey Grey shares its site with the developer's Neat House villas. Near the entrance are shared parking, a security post and a shop and commercial building, and the grounds include a barbecue area. The complex has a 24/7 service, and a management company looks after security, the pools and gardens, daily cleaning and maintenance. On the developer's location map the site lies inland from Pandawa, Timbis and Gunung Payung beaches, with the Bukit Pandawa Golf & Country Club between the complex and the coast.

Leasehold and payment plan

Homes are sold on a 30-year leasehold with a 20-year extension. The plan asks for 30% on booking and 60% during construction, and the last 10% falls due on handover, together with notary registration. Ungasan is a village on the Bukit Peninsula, the dry limestone tableland at the southern end of Bali, in the South Kuta district of Badung Regency. It covers about 15 km², with Jimbaran to the north, Pecatu and Uluwatu to the west and Kutuh to the east, and much of it stands high above the sea, so a good share of the houses here look straight out over the Indian Ocean. The coast below is a wall of white cliffs with a few beaches cut into it. The best known is Melasti, reached by a road carved down through the limestone and named after the purification ceremony Balinese Hindus hold on the shore before Nyepi. Green Bowl lies further east, and just over the border in Kutuh are Pandawa Beach and the Bukit Pandawa golf course. Inland, the village is home to the Garuda Wisnu Kencana Cultural Park, where the statue of Vishnu riding Garuda rises 121 metres with its pedestal. About 13,000 people live in Ungasan, and the plateau is now one of the busiest building sites on the Bukit: villa compounds, small apartment buildings and hotel residences, most of them sold to foreign buyers on long leases, because freehold land in Indonesia is reserved for its citizens.
