Sansara Pandawa Residence in Ungasan, Bali

Pandawa Residence is a gated community of apartments and villas by Sansara Development Group in Ungasan, on the southern coast of Bali's Bukit Peninsula. On the developer's map it sits beside Pandawa Beach and Green Bowl Beach, two minutes from the ocean and about 20 minutes from Ngurah Rai International Airport. The site covers 14,250 m², and Sansara plans to complete it in Q4 2026.

The residences

The apartments are one-bedroom homes of 40 m² and 50 m², each with a kitchen and living room, a bathroom, a balcony and an ocean view. The villas have two or three bedrooms. The 2BR villa covers 101 m² over two floors with three bathrooms. The 3BR villas come in two sizes, 129 m² over two floors or 234 m² over three floors, both with four bathrooms. Every villa has its own pool (15 m², or 18 m² in the largest type), a barbecue area and an open-plan kitchen and living room. Sansara builds on a galvanised cold-formed steel frame, laboratory tested in Canada and the USA for earthquakes up to magnitude 9.0, with factory-made walls rated at 62 to 68 dB of sound insulation. The structure carries a 25-year warranty.

River Surf and the shared spaces

The project has its own artificial wave, River Surf, modelled on a natural river rapid. Sansara describes it as the largest open artificial surfing wave in Southeast Asia and the first of its kind in Indonesia. The bowl measures 16 by 26 metres, the flow is 8 metres wide and up to 1.3 metres deep, and up to ten riders can surf at once on classic boards, beginners and experienced surfers alike. Residents also have a 328 m² main pool, a children's pool and play area, an open-air cinema, a café, a restaurant, a spa, a gym and a yoga deck, along with concierge and laundry services, shared parking and security at the entrances.

Lease terms and payment

Homes are sold on a leasehold of 23 or 48 years. A 23-year lease comes with an option to extend by a further 25 years at a fixed price, as long as the extension is paid before 2030. The main payment plan is 40% on booking, 50% in equal instalments until construction is complete and 10% on handover. Buyers who want a smaller first payment can choose 20% on booking, 70% during construction and 10% on handover instead.
