About the project
Gutti Veona Residence is an apartment building by Gutti Development in Dubailand Residence Complex (DLRC), Dubai. Gutti presents itself as a design-led brand, and Veona follows that idea with calm, contemporary architecture, a lobby with its own reception and a rooftop set aside for residents. The homes on sale are studios, one-bedroom and two-bedroom apartments.
The project is off plan and sold on a 40/60 plan. Buyers pay 20% on booking and another 20% during construction, and the remaining 60% falls due on handover, which the developer has set for Q4 2027.
The residences
Studios start at 421 sq ft. One-bedroom apartments on sale range from 807 to 829 sq ft, and two-bedroom homes start at 1,368 sq ft. The apartments sit on floors one to five, and every layout in the developer’s floor plans comes with a balcony.
Living rooms open onto the kitchen, and Gutti says the layouts were planned to let in as much natural light as possible. Residents come in through the reception lobby and take the lifts up to their floor.
Amenities
The pool area has a swimming pool and a separate children’s pool. There are two gyms, one indoors and one outdoors, along with an outdoor yoga area, a running track and an outdoor multipurpose space.
For slower days there is a clubhouse, a zen garden and a BBQ lounge. The roof holds a seating area and an outdoor cinema, children have their own play area, and the building is covered by 24/7 surveillance.
Location in Dubailand Residence Complex
The developer points to the community’s position along major highways, which keeps Downtown Dubai, Dubai International Airport and Expo City close. By Gutti’s timings, Dubai Silicon Oasis is 7 minutes away by car, Dubai International Airport 16 minutes, Burj Khalifa and the Museum of the Future 18, and Business Bay 19. Expo City Dubai is 24 minutes away, Jumeirah 25 and Al Maktoum International Airport 26.
