Mangrove Village is a gated community of 312 four- and five-bedroom villas by Alain Properties in Abu Dhabi, built around its own private beach and marina. The village is complete and ready to move into, and the developer now sells it to buyers of all nationalities. The villas on offer are five-bedroom homes, and the payment plan is short: 5% on booking and the remaining 95% within 45 days.
The villas
There are three layouts, Four Bedroom, Four Bedroom Large and Five Bedroom, with typical unit areas from 3,218 to 4,607 sqft. Every home has generous living and entertaining rooms, plenty of storage, verandas, a garden, a maid's room, a separate laundry and its own cooling system. In the five-bedroom plan the ground floor holds the living room, a dining room, a majlis, the kitchen and a garage for two cars, with a terrace opening onto the garden. Upstairs, each of the five bedrooms has its own bathroom, and a family room sits between them. Some five-bedroom villas add a private pool, and the premium rows look over the park or the sea.
Life in the village
The Beach Club House is the social centre, with an indoor and an outdoor pool, two kids' pools, a gym, a ladies' gym, a nursery, a lounge and a café. A jogging track, an outdoor gym, a yoga deck and a shaded playground run along the shore, next to basketball, padel and tennis courts and a football pitch. Residents can kayak from the private beach, and the marina sits at its eastern end. There is also a sauna and a Spinneys supermarket inside the village. Day to day, the community has 24-hour security, a concierge, a resident relations officer, a maintenance call centre and a calendar of social events.
Location
Mangrove Village sits on the water in Rabdan, west of Khalifa City on the Abu Dhabi mainland. The developer puts Al Qana 7 minutes away by car, Zayed Sports City 9 minutes and Sheikh Zayed Grand Mosque 11 minutes. Zayed International Airport is 16 minutes, the city centre 20 minutes, Abu Dhabi Global Market 23 minutes and Yas Island 27 minutes, and Dubai is within an hour. For families, Brighton College is 14 minutes away, ADNOC Schools 15 minutes, Raha International School 16 minutes and Khalifa University 19 minutes.
