Emaar Marina Views in Rashid Yachts & Marina, Dubai

Marina Views is a residential project by Emaar Properties in Rashid Yachts & Marina, Dubai, the waterfront community Emaar is building around a new superyacht marina in one of the city's oldest neighbourhoods. The project is made up of three high-rise towers. Each stands on a basement, a ground floor and a podium level, and above that Tower 1 has 20 floors, Tower 2 has 22 and Tower 3 has 19. Construction is under way, with handover planned for Q4 2028.

The residences

The layout on sale is a 1BR on the podium level of Tower 3. It measures 800 sq ft (74 sq m) in total: about 704 sq ft inside and a balcony of 97 sq ft, almost six metres long. A foyer leads to the kitchen with its dining area and to a living room of 3.60 by 5.30 metres. The bedroom has a walk-in wardrobe, and the plan also fits a full bathroom and a separate laundry space. Emaar says it drew the homes to make good use of every metre and to bring in plenty of daylight.

Amenities

Residents have an infinity pool that looks out over the marina, a kids' pool, a gym, multipurpose rooms for events, children's play areas, landscaped gardens and a retail area. Beyond the project, the boardwalk promenade of Rashid Yachts & Marina is lined with restaurants, cafés, lounges and shops. The marina itself has 430 wet berths for yachts up to 100 metres long, and owners can berth for a single night, a season or a full year.

Location and payment plan

Emaar describes the area as sitting at the meeting point of old and new Dubai. The master plan takes in the QE2, a ferry station, a museum and a theatre, and the former residence of Sheikh Saeed Al Maktoum is close by. On Emaar's own map, Downtown Dubai and Al Sabkha Gold Souq are 22 minutes away, Dubai International Airport 20 minutes and Dubai Marina 32 minutes. The payment plan is 80/20: 10% on booking, 70% during construction and the remaining 20% on handover.
