About the project
Clearpoint is an Emaar Properties development at Rashid Yachts & Marina, the Dubai waterfront district that pairs homes with a full-service marina, restaurants and shops. It is made up of three midrise buildings with glass facades and aluminium detailing, grouped around a raised, landscaped podium with pools that links them together. Parking is on the secure ground floor, and the apartments sit on the ten levels above it. Handover is planned for Q3 2027.
The residences
The homes on offer are one and two-bedroom apartments, each with a balcony. The one-bedroom layout measures about 808 sq ft (75 m²) including the balcony: an open kitchen and dining area runs into the living room, and the bedroom has a walk-in wardrobe, with a laundry cupboard off the corridor. The two-bedroom apartments come in at 1,252 and 1,369 sq ft (116 and 127 m²). A foyer leads into the living and dining space, the main bedroom has an en-suite bathroom and a walk-in wardrobe, and the second bedroom has built-in wardrobes beside a separate family bathroom. Emaar describes the interiors as open plan and bright, in a clean, minimalist style, and finishes the lobby in stone, wall coverings and wood.
Amenities and the marina
Daily life at Clearpoint centres on the podium garden, with a swimming pool, a gym, tennis courts, a barbecue area and a nursery for residents. A short walk takes you to the community park, the boardwalk promenade and the Canal Pool. The marina has 430 wet berths for yachts up to 100 metres long and a multilingual team on hand around the clock, and its promenade is lined with restaurants, cafes, lounges and shops.
Location and payment plan
Emaar sets Clearpoint among green pockets on three sides, close to the Pocket Park and Central Avenue and a short distance from the Marina Promenade. The developer points to views towards the marina and the Downtown Dubai skyline. The district sits in one of the oldest parts of the city, and the masterplan includes the QE2 hotel, a theatre, a mosque, schools and a ferry station. The payment plan is 10% on booking, 80% during construction and the final 10% on handover.
