About the project
Ocean Cove is a residential project by Emaar Properties in Rashid Yachts & Marina, Dubai, the waterfront community Emaar is building around a new superyacht marina. It is made up of two mid-rise buildings that share a swimming pool and landscaped gardens: Building 01 has a ground floor and nine levels above it, and Building 02 a ground floor and seven. Emaar notes that a clinic stands right next to the property and a school is a short walk away. Handover is planned for Q3 2028.
The residences
The apartments on sale are 2BR and 3BR homes. The 2BR layout in Building 01 measures 1,308 sq ft (121 sq m) in total, about 217 sq ft of it balcony. Its plan has a living room, a kitchen with a dining area, a laundry, a second bathroom and a master bedroom with a walk-in wardrobe and its own bathroom. The 3BR in Building 02 covers 1,853 sq ft (172 sq m), with roughly 400 sq ft of balcony, and adds a utility room and two storerooms to the same arrangement. Emaar says the materials throughout are inspired by nature.
Amenities
The pool sits in the gardens between the two buildings. Residents also have a gym, sports courts, a children's play area and plenty of parking, and Emaar includes a waterfront promenade with shops and restaurants in the project's amenities. The wider promenade of Rashid Yachts & Marina has cafés, lounges and beach bars looking out to the sea and the Burj Khalifa, and the new marina has 430 wet berths for yachts up to 100 metres long.
Location and payment plan
Rashid Yachts & Marina sits in one of Dubai's oldest neighbourhoods, close to a theatre, a museum and the former residence of Sheikh Saeed Al Maktoum. Emaar's own map puts Downtown Dubai 22 minutes away, Dubai International Airport 20 minutes and Dubai Marina 32 minutes. The payment plan is 80/20: 10% on booking, 70% during construction and the remaining 20% on handover.
