About the project
Nobu Residences Abu Dhabi is a collection of 88 homes on the beach at Saadiyat Island, developed by Aldar Properties PJSC together with the Nobu hospitality brand. It stands in the Cultural District, facing the sea and the Guggenheim Abu Dhabi museum. Inside, the design draws on contemporary Emirati and modern Japanese architecture, with wood, stone and linen used throughout.
The residences
Buyers can choose between one, two and three bedroom apartments, two bedroom lofts, sky villas and penthouses. On the floor plans a typical one bedroom measures 126 sq m with a 20 sq m balcony, while the two and three bedroom layouts add a maid's room. The lofts are set over a ground floor and a mezzanine, and the penthouse plan shows a 720 sq m terrace with its own pool. Every home has a signature kitchen designed with Nobu: Japanese wooden slats over Italian cabinets, quartzite counters, a hoodless oven and a panelled fridge freezer. Primary bathrooms are modelled on Arabic hammams and Japanese onsens, with a handcrafted teak bathtub from Japan and a rain shower. Bedrooms have engineered oak floors and wardrobes made by Italian brands.
Amenities
The homes are split between two buildings, the Nobu Residences and the Nobu Hotel Residences, and each has its own facilities. The Residences offer a private lobby lounge, a gym, a spa with treatment rooms, a steam room and sauna, an outdoor pool with cabanas, a barbecue and social area, a private dining room with a chef's kitchen, a cinema room, an indoor children's play area and an indoor Zen garden for yoga. Hotel Residences owners use the Nobu Hotel's adult and children's pools, rooftop bar and spa. Everyone has beach access, restaurants that include a Nobu Restaurant, and event spaces in both buildings.
Location and payment plan
Saadiyat Island is home to the Louvre Abu Dhabi, the Zayed National Museum and the Abrahamic Family House, and the developer's map puts Abu Dhabi airport about 20 minutes away. Herons, dolphins and turtles live along its beaches and mangroves. The payment plan is 50% on booking, 20% during construction and 30% on handover, and completion is scheduled for Q3 2027.
