About the project
Ôrise Tower A is the first of the two towers that make up Ôrise, a residential development by Beyond Developments in Maritime City, Dubai. Beyond is the premium property brand of the Omniyat Group, and green space is part of every project it builds. The two towers share one basement, a ground floor and a three-storey podium, and above that each rises as its own building. The façade is made of volumetric glazing set in shifting blocks, so the outline of the tower changes from one floor to the next. Completion is planned for Q1 2028.
The penthouse
The home on sale is a 4BR penthouse on level 50. It measures 5,300 sq ft and its view is listed as open ocean. The unit table on this page gives the floor, size and view as the developer lists them, and Beyond notes on its plans that the final figures are the ones written into the Sales and Purchase Agreement.
Amenities
Residents of both towers share the facilities. There is a gym, leisure and swimming pools, sauna and steam rooms, a Zen garden and a Vitality centre. Coworking zones and a creative centre make it easy to work without leaving the building. Children have their own play area, and the landscaping includes a garden with an olive grove.
Location and payment plan
From Ôrise, Mina Rashid is 2 minutes away and the Jumeirah beach coast 7. DIFC is 9 minutes away, Downtown Dubai, Burj Khalifa and the Gold Souk about 12, and Dubai International Airport 14. The payment plan is 50/50: 10% on booking, then 40% in five instalments during construction, the last of them in December 2027, and the remaining 50% on completion in Q1 2028.
