About the project
Samana Downtown One is a residential tower by Samana Developers in Downtown Jebel Ali, Dubai. It has 245 homes: 49 studios, 160 one-bedroom and 36 two-bedroom apartments, and Samana presents it as AI-powered smart home living. Completion is expected in Q4 2029. The project is a new launch, currently at the expression-of-interest stage.
The homes
Every layout in the floor plans opens onto a balcony. The studios fit the bed, a wall kitchen and a bathroom into one open plan. The one-bedroom apartments separate the bedroom from the living area, and several types add a powder room; one of them also has a store room. Both two-bedroom types have two bathrooms, and the larger one adds a store room and a second balcony. Samana describes contemporary architecture with high-end interior finishes. The building has 20 floors over three podium levels, a ground floor with retail units and a basement.
Amenities
Most of the shared space is on the first floor. It holds an adult pool, a kids' pool, a kids' splash pool, a shallow pool, a jacuzzi, a lazy lounge and a leisure water lounge, with an outdoor cinema, a game zone, a BBQ area, swing seating, a yoga lawn, mini golf and a kids' play area around them. The 20th floor has an indoor gym, an outdoor gym, a rooftop lounge and a cigar lounge. The brochure also shows a golf simulator and an immersive fitness studio.
Location and payment plan
Downtown Jebel Ali has access to Sheikh Zayed Road, and Jebel Ali Free Zone (JAFZA) and Palm Jebel Ali are close by. Samana offers two payment plans. With post-dated cheques you pay 10% down, 5% in the 6th month, 5% in the 12th month and then 1% a month for 80 months. Without post-dated cheques the down payment is 15%, followed by 5% in month 6, 5% in month 12 and 1% a month for 75 months.
