About the project
The Beach Residence is a seafront project by Range Developments on Al Marjan Island in Ras Al Khaimah. The homes on sale are all in its West Wing: 1, 2 and 3 bedroom apartments between the 5th and 12th floors, and every one of them looks out to sea.
The apartments are sold off-plan, with handover scheduled for Q2 2027. The payment plan is 70/30: 5% on reservation, 15% when the sale and purchase agreement is signed, 50% during construction and the remaining 30% on completion.
The West Wing apartments
The West Wing has fifteen residential floors above a basement, a ground floor and a podium level. One bedroom apartments start at 965 sq ft, two bedroom apartments at 2,147 sq ft and three bedroom apartments at 3,354 sq ft. These are the total living areas from the developer’s plans, so balconies and terraces are included.
Outdoor space takes up a real share of each home. In the plans, a one bedroom apartment has a balcony off the living room and a kitchen with a dining area. The three bedroom apartments come with more than 1,100 sq ft of terrace, which on some layouts runs the full length of the apartment, past the living room and every bedroom.
Beach, pools and facilities
Residents have access to a private beach with cabanas and a floating deck with sunbeds. Back from the sand there is an infinity pool, a shared pool and a separate children’s pool, with restaurants, cafés and a bar beside the water.
For exercise, the building has a covered gym and an open air gym, a tennis court, a paddle court and a yoga studio, plus a spa. There is also a cinema, a club house, a coworking zone, a barbecue area and a children’s play area, and the lobby has a concierge on duty around the clock.
Location and developer
Al Marjan Island lies off the coast of Ras Al Khaimah. Supermarkets, nurseries and schools, among them RAK Academy’s British School Al Hamra, are within about 15 minutes by car, and Ras Al Khaimah International Airport is roughly 30 minutes away.
Range Developments was founded in 2011 and built luxury hotel resorts in the eastern Caribbean. It entered the UAE in 2020 with a set of villas in Al Barari, and it is now building on the Al Marjan Island coast.
