About the project
Royal Arsenal Riverside is Berkeley Group's neighbourhood on the River Thames in Woolwich, south-east London, built on the grounds of the old Royal Arsenal, where Henry VIII founded the Woolwich Dockyard in 1512. Twenty-five years on, it has a settled community, its own shops and a farmers' market twice a month. The apartments on this page are in four of its buildings: Sailors Wharf, Seafarers Wharf and Lantern Wharf in the West Quay gardens, and The Maribor beside Maribor Park. All are sold on a 999-year lease with a peppercorn ground rent.
The residences
Every home on sale has two bedrooms, with layouts from 773 to 847 sq ft (72 to 79 m2). Sailors Wharf, the westernmost building of West Quay, faces the sunset. E8 Architecture gave it dual-aspect apartments, private balconies and dark copper and bronze detailing, and the kitchens come with fully integrated appliances. The Maribor rises 17 floors in brick that echoes the listed buildings of the old Arsenal, and each of its apartments has a balcony of about 81 sq ft facing the Thames, Maribor Park or Beresford Street. Lantern Wharf has 15 levels. Seafarers Wharf, in the middle of West Quay, has dual-aspect windows and interiors that give Victorian design a modern twist.
Amenities
Residents share The Waterside Club, which Berkeley counts among London's largest residential leisure facilities: a 20-metre pool, spa pool, sauna, steam room, gym, treatment room, private cinema and a 24-hour concierge. The West Quay gardens are private to residents, and the four-acre Maribor Park carries streams and pools down to the riverside walk. The estate also has a yoga studio, a nursery, a medical centre, a dentist, supermarkets, cafés and pubs. Woolwich Works, a former carriage factory that now holds a 450-seat theatre, is a short walk away.
Location and payment plan
The Elizabeth Line station is on site, with trains to Canary Wharf in 8 minutes and Liverpool Street in 15, and Heathrow is under an hour away. National Rail and DLR trains stop at Woolwich Arsenal, about 300 metres away, and Uber Boat by Thames Clipper runs to Greenwich and central London. At Sailors Wharf, Lantern Wharf and The Maribor you pay 10% within 21 days of exchanging contracts, 10% six months later, 5% twelve months after exchange and the remaining 75% on completion. Seafarers Wharf takes 10% on exchange and 90% on completion. Lantern Wharf is due to complete between March and May 2027, and The Maribor between January and March 2029.
