ONE by One Developments is a European Property Award–winning residential tower in the heart of Batumi. The single tower rises 33 storeys — 24 standard floors topped by 9 penthouse levels — and holds 483 apartments in 26 modern layouts, with outlooks over the city, the mountains, the stadium and the sea.
The address is 29 Tbel-Abuseridze Street in central Batumi, beside the stadium and within easy reach of the city’s beach, boulevard and business core. Floor-to-ceiling windows, terraces and balconies and walk-in closets feature throughout.
The mix runs from studios of 31.6–45.2 m², through one-bedroom apartments of 52.6–67.9 m² and two-bedrooms of 58.9–63.4 m², up to three-bedroom homes of 109.5–120 m². Finished-tier studios start from $67,970, about $1,950 per m². Four delivery levels are offered: Black frame (basic), White frame at +$150 per m², a final fit-out with equipped kitchen and bathroom at +$600 per m², and a turnkey furnished finish at +$750 per m² — the brochure’s worked example prices a turnkey one-bedroom of 53.4 m² at $110,760.
The building is a gated community with controlled access, 24/7 video surveillance, autonomous engineering systems and elevators, plus a professional international rental-management service for owners who wish to let. Maintenance is $1 per m². Unlike restricted hotel-style apartments, ONE offers full ownership freedom — occupy it, rent it for any duration, or sell.
The developer cites a projected ROI of 6–8% and around 10% average annual growth in property values. Purchases can be structured through developer instalments and a TBC Bank mortgage for both local and foreign buyers, and ownership is freehold for any nationality. Handover is scheduled for Q4 2027. ONE is one of two One Developments projects honoured at the European Property Awards.
