OKTO Art House by OKTO Group, New Boulevard Batumi

OKTO Art House stands on Angisa 1st Lane in Batumi's New Boulevard district, 500 metres from the beach and 400 from the park. Two towers of 35 floors hold 1,680 apartments above 640 parking spaces, on a plot of 6,000 square metres. Half of that ground goes to the residents rather than to the buildings.

OKTO stands for the eight elements of art, and the building takes that literally. A children's art school and an exhibition gallery are part of the complex, and the corridors and shared spaces are hung with work.

The 3,000 square metres of recreation hold an open-air pool, a running track, a sports ground surfaced in rubber so it works in every season, a barbecue area under a canopy, and a playground built around a sand factory, with walking paths between them. The yard is closed: automatic barriers, cameras around the clock, and security on site.

Inside there is a 24-hour reception, food and drink outlets, a co-working space and a playroom. Apartments are handed over in White Frame, which here means the facade, the entrances, the aluminium windows, the internal partitions, the floor screed and the water, sewerage and electrical risers are all finished, and the complex is connected to gas throughout. A turn-key package with furniture and appliances is available, drawn up by the developer's designers in two directions: a classic line and a pop-art one.

Batumi Boulevard, the Lech and Maria Kaczyński Park, the aquapark, the stadium, a kindergarten and the Megapolis shopping centre are all in the surrounding streets, along with the Euphoria casino and the Michelin-listed Gardes restaurant. Handover is set for the fourth quarter of 2027.
