Opus Signature by OKTO Group, New Boulevard Batumi

Opus Signature is the largest of OKTO Group's Batumi projects: three towers of 25, 33 and 40 floors on a 17,000 square metre site near the New Boulevard, holding 2,641 apartments between them. Parking runs three floors underground and takes a thousand cars.

The idea behind it is that a family should be able to find what it needs without leaving the address, and the list of what is going into the complex is long. There is a shopping centre and a hypermarket, a business centre with a conference room and a co-working space, and cafes and restaurants running Georgian, Italian and Japanese kitchens among others.

For the day to day there is a spa with fitness and pilates, padel courts, an indoor pool and an outdoor one, a salon, a pharmacy and a first aid centre. Families get a kindergarten, a prep school, a children's entertainment centre and a babysitting service. A concierge, valet parking, cleaning, dry cleaning and tailoring are all on site, and the complex runs a membership scheme with its own app.

Apartments are studios, one-bedroom and two-bedroom homes, from 36 square metres up to 241. A typical floor of the first tower has 22 of them: 15 studios, three one-bedroom and four two-bedroom. Handover is in White Frame, with the facade, the entrances, the aluminium windows and the main water and sewerage risers completed. Storage lockers and smart locks come with the building.

The towers complete in turn: the first in December 2029, the second in December 2030 and the third in December 2032.
