OXO

OXO, the company behind the OXO Living brand, has been building and running homes in Bali since 2015. Its founder, Johannes Weissenbaeck, still leads it as chief executive. The portfolio on the island runs to more than thirty properties: villas, townhouses in Berawa and Umalas, a co-working studio and a resort, and the company also runs boat voyages in Komodo National Park. Its two current projects sit side by side in Nyanyi, on the edge of the Nuanu creative city, and are developed together with Nuanu: OXO The Residences, designed by Alexis Dornier, and OXO The Pavilions, designed by Chris Precht. OXO is a certified B Corp.

THE TRACK RECORD

OXO's record.

OXO puts design first: each project goes to an architect with a name of their own and carries that architect's signature. Sustainability is built into the houses rather than added later, with solar panels, rainwater catchment, wastewater treatment and filtered drinking water in the specification, and the company holds B Corp certification. Owners at both Nyanyi projects can hand their villa to OXO Hospitality Group for management.

Delivery record

OXO's earlier homes are around Canggu: townhouse complexes in Berawa and Umalas, which it lets as holiday homes under its own name alongside villas and apartments in Canggu, Umalas and Nyanyi. The two Nyanyi projects, with 64 villas between them, are developed together with Nuanu.

SIGNATURE COMMUNITIES

OXO flagship destinations.

Gated community of 40 villas in Nyanyi
OXO The Residences
Forty two-storey villas, each with a private pool and garden, inside a gated estate with wide, green streets. Alexis Dornier designed them in his mix of tropical modernism and industrial architecture, with full-height glazing, polished concrete floors and marble bathrooms. Residents share a clubhouse with an indoor lounge, a themed garden, a children's playground, a barbecue and pizza oven, outdoor fitness equipment and EV charging. Nyanyi Beach is an 18 minute walk and the ProEd international school 13 minutes on foot.
24 villas around a wellness centre
OXO The Pavilions
Twenty-four villas by the Austrian-born architect Chris Precht and the Bali studio Pangkat 2, each with its own floor plan, orientation, garden and finishes, set along a private ring road. The centre of the estate is the wellness building: a meditation and sound dome, a hammam and steam room, a Finnish sauna, an indoor hydrotherapy pool, hot and cold plunge pools, a fitness centre and a health cafe called Nowhere. The homes are single storey with a mezzanine and an inward-looking courtyard, finished in terracotta-style floors, rattan or bamboo ceilings and natural stone around the pool.
Townhouse complexes in Canggu
OXO Townhouses Berawa and Umalas
Two small townhouse complexes in the Berawa and Umalas neighbourhoods of Canggu. The Berawa homes have one or two bedrooms and a plunge pool each. OXO runs both as holiday homes.

Signature style

Each project is handed to a named architect and keeps that architect's handwriting: Alexis Dornier's glass and concrete at The Residences, Chris Precht's courtyards and natural materials at The Pavilions. What stays the same from one project to the next is the engineering underneath, with solar power, rainwater collection, on-site wastewater treatment, filtered drinking water and a smart home system that runs lighting, temperature and security.

THE HONEST VIEW

Strengths & considerations.

Where OXO shines
  • A developer that also manages property: OXO Hospitality Group offers branded management to owners at both Nyanyi projects
  • Architecture by Alexis Dornier and by Chris Precht with Pangkat 2
  • Both projects sit by the Nuanu creative city, a 44 hectare beachfront estate kept 70 per cent green, and residents get priority access to its amenities and events
  • The ProEd international school and Nyanyi Beach are within walking distance
  • Sustainability is part of the specification, backed by B Corp certification
  • Every villa sits on its own title
Worth considering
  • Nyanyi is an emerging area: Canggu is about 18 minutes away and the airport about an hour.
  • A foreign individual cannot hold freehold (Hak Milik) in Indonesia, so the form in which a buyer holds the villa's title has to be set out in the purchase documents and checked with a notary before signing.
  • Both Nyanyi projects are still under construction.

GOOD TO KNOW

Common questions about OXO.

Who is OXO?+

A boutique property developer and manager in Bali, trading as OXO Living and founded in 2015 by Johannes Weissenbaeck, who is still its chief executive. Its Bali portfolio runs to more than thirty properties, from villas and townhouses to a co-working studio and a resort, and the company is a certified B Corp.

What is OXO building in Bali now?+

Two villa projects in Nyanyi, next to the Nuanu creative city. OXO The Residences is a gated estate of 40 two-storey villas designed by Alexis Dornier, with a clubhouse and gardens. OXO The Pavilions is 24 villas by Chris Precht and Pangkat 2, built around a wellness centre with a sauna, a hammam and an indoor hydrotherapy pool.

What is OXO's connection to Nuanu?+

Both projects are developed by OXO together with Nuanu, the 44 hectare creative city on the beach at Nyanyi, of which 70 per cent is kept as nature. Residents get priority access to Nuanu's amenities and events, and the ProEd international school is a short walk away.

Can OXO manage the villa for me?+

Yes. Both projects come with the option of branded property management by OXO Hospitality Group. OXO already runs its own villas and townhouses in Bali as holiday homes.

How does a foreign buyer hold an OXO villa?+

Every villa sits on its own title. A foreign individual cannot hold freehold (Hak Milik) in Indonesia, so the form of the right a buyer receives is set out in the sale documents. Confirm it with an independent notary before you sign.

What does OXO build into its houses for sustainability?+

Solar panels, rainwater catchment and sprinkler systems, on-site wastewater treatment, filtered drinking water from the tap and a smart home system for lighting, temperature and security. The company is also a certified B Corp.
