About the project
OXO The Residences is a gated estate of 40 two-storey villas in Nyanyi, on Bali's south-west coast. OXO Living is building it with Nuanu, and the architect is Alexis Dornier. The villas on sale have three or four bedrooms, and every one comes with its own pool and garden. The estate sits at the edge of Nuanu Creative City, a 44-hectare district where 70% of the land is kept as nature.
The villas
The three-bedroom villa has 230 m2 of built space, three bathrooms and an 11 m2 pool. The four-bedroom villa has 309 m2, four bathrooms, a 29 m2 pool and a multifunction room that can become a home office, a private gym or a family media room. Dornier mixes tropical modernism with industrial architecture, turns each house to the sun path and the breeze, and builds with local materials such as Kerobokan stone. Floor-to-ceiling glass opens the living room onto the garden. Inside are polished concrete floors, walk-in closets, bathrooms with marble walls and copper-plated taps, and a kitchen island with a marble top, a built-in oven and a reverse osmosis drinking water system. Buyers pick a light or a dark interior scheme and choose from several layout options.
Life on the estate
Behind the entrance gate are wide streets, landscaped paths and a themed garden. The clubhouse has an indoor lounge, and outside it residents share a barbecue and pizza oven with dining tables, fitness equipment set into the garden and a children's playground. There are EV charging points, solar panels, rainwater catchment and wastewater treatment, while smart home controls handle the lighting, temperature and security. Security is on duty 24/7.
Location and payment plan
The developer's map puts Nyanyi Beach an 18-minute walk away and ProEd Global School a 13-minute walk. Tanah Lot is 12 minutes away, Canggu 18 minutes and I Gusti Ngurah Rai International Airport about an hour. Owners get priority access to Nuanu's venues and events. The payment plan is 30% on booking, 30% once the structure is complete and the final 40% on completion of construction.
