Nyanyi

Nyanyi is a hamlet of Beraban village, in the Kediri district of Tabanan Regency, where Badung ends and Tabanan's coast begins. Beraban is also the village of Tanah Lot, the sea temple on its rock island about ten minutes down the shore, and nearly everyone who lives here is Hindu Balinese. Nyanyi Beach is fine black sand with green slopes behind it and big Indian Ocean waves; people come for the sunset rather than to swim. The land behind the beach is now Nuanu Creative City, a 44-hectare district that keeps about 70% of its ground green and holds Luna Beach Club, art installations, gardens, an arts academy for village children and a campus of ProEd Global School. Villa communities have grown around it, from small groups of a few villas to gated estates of several dozen homes, and Canggu is about 20 minutes away. Tabanan is mostly farmland, and much of the area around Nyanyi is still rice fields. Foreign buyers hold property here on a lease or under Hak Pakai (right to use); freehold title is reserved for Indonesian citizens.

CONNECTIVITY

Where Nyanyi sits.

Nyanyi is reached on Jalan Pantai Nyanyi, the village road that runs down to the beach past Nuanu. To the east, local roads cross into Badung through Cemagi and Seseh and join Jalan Raya Canggu, the way to Canggu, Denpasar and the airport; Tanah Lot and Tabanan town are reached by roads heading west and north. There is no toll road in west Bali yet: a Gilimanuk to Mengwi toll road through Tabanan has been planned for years but is not built. With Canggu traffic, the 25 km or so to Ngurah Rai International Airport takes about an hour.

THE DATA

The numbers. No fluff.

Nyanyi changed with Nuanu. A coast of rice fields, cattle and one quiet beach now has a planned district with a beach club, an international school and its own events, and villa developers have followed. Most new homes here are villas rather than apartments: small groups of a few villas and gated estates with a clubhouse and shared gardens. On Palmera the area's projects are OXO The Residences (40 villas designed by Alexis Dornier) and OXO The Pavilions (24 villas by Chris Precht inside Nuanu), both built by OXO Living with Nuanu, and Rise Villas, a group of seven villas by Rise Real Bali a short walk from Nuanu, sold on a 28-year lease with an option to extend by 25 years. The area suits buyers who want a family home near a school and a beach, or a holiday villa a step away from Canggu. Foreigners buy on a lease or under Hak Pakai, never freehold, even where marketing uses that word. Tabanan is largely farmland and Bali now restricts building on productive rice fields, so the zoning of each plot needs checking.

IS IT RIGHT FOR YOU?

Who Nyanyi suits best.

A strong fit if you're…
  • Families: ProEd Global School's Nuanu campus, gardens and children's arts classes are all within the district
  • Buyers who want a quieter base near Canggu: a black sand beach, rice fields and Tanah Lot nearby, with Canggu about 20 minutes away
  • People drawn to art, wellness and design: Nuanu's galleries and events, and villa estates by named architects
Look elsewhere if you want…
  • Not a swimming beach: the waves at Nyanyi are high and strong, so swimming is done in pools
  • Tenure wording: some marketing says freehold, but a foreign buyer can only hold a lease or Hak Pakai; have an independent notary confirm the exact title before paying
  • Farmland and permits: Tabanan is largely agricultural and Bali now limits building on productive rice fields, so check zoning and building permits, and any holiday letting needs its own licence

GOOD TO KNOW

Common questions about Nyanyi.

Where is Nyanyi?+

Nyanyi is a hamlet of Beraban village in the Kediri district of Tabanan Regency, on Bali's south-west coast. It sits right where Badung ends: the next village east is Cemagi, and beyond it Seseh, Pererenan and Canggu. Tanah Lot temple is in the same village, about ten minutes along the coast.

What is Nuanu Creative City?+

Nuanu is a 44-hectare district on Jalan Pantai Nyanyi, on the land behind Nyanyi Beach. About 70% of it stays green. It holds Luna Beach Club above the beach, art installations, gardens, a media park, an art village where artisans teach crafts, free arts classes for local children and a campus of ProEd Global School. Getting around inside is by electric vehicle. In 2026 Indonesia's Ministry of Creative Economy held it up as a model for the country's creative economy.

Can a foreigner buy freehold in Nyanyi?+

No. Hak Milik, Indonesia's freehold title, is for Indonesian citizens only, even if a brochure uses the word freehold. A foreign buyer takes a lease (Hak Sewa) from the Indonesian landowner, made as a notarial deed, or a Hak Pakai (right to use) title registered at the land office. Rise Villas, for example, is sold on a 28-year lease with an option to extend by 25 years. Arrangements where an Indonesian holds land in name for a foreigner are void, and a Bali regulation of 2026 bans them. Ask an independent notary (PPAT) to confirm the title of the specific villa and plot.

Which projects are being built in Nyanyi?+

On Palmera there are three: OXO The Residences, a gated estate of 40 two-storey villas designed by Alexis Dornier; OXO The Pavilions, 24 villas by Chris Precht and Pangkat 2 inside Nuanu around a wellness centre; and Rise Villas, seven villas with rice field views a five-minute walk from Nuanu. Prices and payment terms are on each project page.

How far is Nyanyi from the airport and Canggu?+

Tanah Lot is about 10 minutes away, Canggu about 20 minutes and Tabanan town about half an hour. Ngurah Rai International Airport is roughly 25 km away, which with traffic through Canggu means about an hour. Bali has no rail, and the planned toll road through Tabanan has not been built.

Can you swim at Nyanyi Beach?+

Swimming is not advised. The waves are large and high, and the beach faces the open Indian Ocean. It is a place for long walks and sunsets, often watched from Luna Beach Club above the sand.

Can I rent out a villa in Nyanyi?+

Yes, with a licence. Holiday letting in Indonesia needs a business identification number (NIB) under the right accommodation code, and foreign owners usually let through a licensed Indonesian operator or a PT PMA company of their own. On its estates OXO offers owners a property management service through OXO Hospitality Group. In 2026 the Tourism Ministry had unlicensed listings removed from the big booking sites.
