All articles→Kedungu is a stretch of coast in Belalang village, Kediri district, Tabanan Regency, about ten minutes along the shore from Tanah Lot. The beach is known to Indonesian and foreign surfers as a quieter break than those of the south, and behind it the land rises into low cliffs and rice fields. At sunset people sit on beanbags at the food stalls above the sand. The largest development here is Ciputra Beach Resort, a gated 60-hectare beachfront estate by the Indonesian developer Ciputra Group, where a beach club has been under construction since early 2026. Kedungu is a village, not a town: shops, restaurants and services are in Tabanan, around Tanah Lot and further east in Canggu. Foreigners cannot hold freehold land in Indonesia: they buy on a leasehold from an Indonesian owner or take a registered Hak Pakai title.
Kedungu lies off the main road through Kediri, reached by village roads that wind between rice fields to the coast. Tanah Lot is about ten minutes away and the Nuanu creative city in Beraban about fifteen. The airport is around an hour and a half by road, more at busy times, because the route runs through the traffic of Kediri, Mengwi and Denpasar. There is no toll road in west Bali.
Kedungu lies on the stretch of Bali's west coast where new building has reached past Tanah Lot. The people who come here want surf, rice fields and room, and accept that cafés, shops and schools are a drive away. New homes here are mostly villas, on single plots among the fields or inside Ciputra Beach Resort, a 60-hectare gated estate whose beach club has been under construction since early 2026. Kedungu belongs to Tabanan, Bali's main rice regency, so farmland rules weigh heavily. Since September 2025 Bali's governor has halted commercial building on productive land and water catchments, and a provincial regulation of 2026 limits farmland conversion and bans nominee ownership. Before you buy, check the zoning of the plot and the building approval (PBG). Letting to holidaymakers is a licensed business, and from August 2026 unlicensed listings have been removed from the booking platforms. Prices in Indonesia must by law be quoted and paid in rupiah.

Yes, but not freehold. Hak Milik, Indonesian freehold, is for Indonesian citizens only. Most foreign buyers in Bali take a leasehold: a contract with the Indonesian landowner, usually for 25 to 30 years, signed as a notarial deed, with an extension only if the contract provides for it. The other route is Hak Pakai, a registered right of use that a foreign individual with valid immigration documents can hold. On privately owned land it runs for up to 30 years and is renewed only by a new deed the owner agrees to, and in Bali the minimum price for a foreign buyer is IDR 5 billion for a house and IDR 2 billion for an apartment. Never put land in an Indonesian nominee's name: such arrangements are void, and a 2026 Bali regulation bans them.
On the south-west coast of Bali, in Belalang village, Kediri district, Tabanan Regency. It lies about ten minutes by car from Tanah Lot and about fifteen from the Nuanu creative city in Beraban. Ngurah Rai airport is around an hour and a half by road, longer at rush hour, and Canggu is further east along the coast.
A surf beach with cliffs and rice fields behind it. Indonesian and foreign surfers use it as a quieter alternative to the breaks of the south. Food and drink stalls with beanbags sit above the sand, and people gather there for the sunset.
A gated 60-hectare beachfront estate in Kedungu, developed by Ciputra Group, one of Indonesia's large property developers. It is planned as an integrated beachfront destination, and construction of its Senja Beach Club began in early 2026. Vasana Residence, listed on Palmera, is being built inside it.
Only through a licensed business. Short stays count as an accommodation business that needs a business number (NIB) with the right activity code through the national OSS system, plus a tax number, and guests pay a regional hotel tax of up to 10%. A foreign owner usually lets through a licensed Indonesian operator or through their own foreign-owned company (PT PMA). From August 2026 unlicensed listings have been removed from the large booking platforms, so ask the developer how the property will be licensed.
No. Indonesia grants no visa for buying a villa on a leasehold. The Second Home Visa asks for at least US$130,000 held in a state-owned Indonesian bank or, on the official terms, the purchase of an apartment worth at least US$1 million, and gives a stay permit of up to five years, extendable to ten.
Vasana Residence by Kaluna Development, a row of two-storey villas inside Ciputra Beach Resort, about 500 m from the beach. The villas have two or three bedrooms and a private pool on plots of 120 to 200 m², come in four interior styles and are sold on a 30-year leasehold. Current prices and terms are on the project page.
