A farming and fishing village on Bali's black sand coast, fifteen minutes west of Canggu.

Cemagi

Cemagi is a village in the Mengwi district of Badung, on the south-west coast of Bali, about 10 km up the shore from Canggu. It covers less than five square kilometres between the ocean and the rice fields, and it is the last Badung village before the regency line with Tabanan. Twelve hamlets make it up, Seseh and Mengening among them; until 1997 it was part of neighbouring Munggu. Days still run on farming, fishing and temple ceremonies. The beach is black volcanic sand, and on a lava outcrop at Mengening stands the sea temple of Pura Gede Luhur Batu Ngaus, where people from the village gather at sunset. In December 2022 Cemagi opened as a tourism village built around its beaches and its rice farming. Along the coast there are private villas, small villa complexes and, more recently, low-rise apartment buildings a short walk from the sand. Foreign buyers hold property here on a lease or under Hak Pakai (right to use), because freehold title in Indonesia is reserved for its citizens.

CONNECTIVITY

Where Cemagi sits.

Cemagi is reached by village roads that join Jalan Raya Pantai Seseh, the coast road through Seseh. From there traffic heads east through Pererenan to Jalan Raya Canggu and on towards Denpasar and the airport. There is no toll road on this side of the island. The Canggu stretch is often slow, which is why a drive of about 25 km to Ngurah Rai International Airport usually takes around an hour. Tanah Lot and Nuanu lie the other way, west across the regency line in Tabanan.

THE DATA

The numbers. No fluff.

Cemagi is a village first. Most of the land is rice fields and family compounds, and new building has come in small steps: private villas, a few gated villa complexes and, lately, low-rise apartment buildings close to the beach. It draws buyers who like Canggu's coast but want fewer people on it, whether for a holiday home or for a few months of the year. Foreigners buy on a lease from an Indonesian landowner or under a Hak Pakai title; freehold stays with Indonesian citizens. On Palmera the area's new stock is Predmet.Cemagi, a 99-apartment building by Predmet on Cemagi Beach, sold leasehold. Since February 2026 a Bali provincial regulation has controlled the conversion of productive farmland and banned nominee ownership, so the zoning and permits of a plot matter as much as its view of the sea.

IS IT RIGHT FOR YOU?

Who Cemagi suits best.

A strong fit if you're…
  • Buyers who want a quiet coast close to Canggu: black sand, rice fields and village life, with Canggu's cafés and shops about 15 minutes away
  • Holiday-home owners who spend part of the year in Bali and prefer low-rise surroundings to a busy resort strip
  • Families looking at ProEd Global School's Nuanu campus, about 10 minutes away
Look elsewhere if you want…
  • Swimmers should know the sea here: the waves are strong and the shore is rocky in places, so this coast suits surfers and walkers better than a swim
  • Anyone buying land or a villa on former rice fields should have a notary check the zoning and building permits first, because Bali now restricts building on productive farmland
  • Short-let plans need a licence: holiday letting runs through a licensed operator or a PT PMA company, and unlicensed listings were removed from booking sites in 2026

GOOD TO KNOW

Common questions about Cemagi.

Where is Cemagi?+

Cemagi is a village in the Mengwi district of Badung Regency, on Bali's south-west coast. It lies about 10 km along the shore west of Canggu, past Pererenan and Seseh, and it is the last Badung village before Beraban in Tabanan, home of Nyanyi Beach, Nuanu and Tanah Lot temple. Seseh and Mengening are two of its twelve hamlets.

Can a foreigner buy property in Cemagi?+

Yes, but not as freehold. Hak Milik, Indonesia's freehold title, is for Indonesian citizens only. A foreign buyer either takes a lease (Hak Sewa), a contract with the Indonesian landowner made as a notarial deed, or a Hak Pakai (right to use) title, which is registered at the land office; notaries usually ask the buyer to hold a stay permit. Arrangements where an Indonesian holds land in name for a foreigner are void under Indonesian law, and since February 2026 a Bali provincial regulation bans them outright. Use an independent notary (PPAT) for checks and signing.

How long is a lease in Cemagi?+

Leases in Bali are set by contract, not by statute. Terms of 25 to 30 years are common, and an extension exists only if it is written into the contract, with its price or formula. Predmet.Cemagi, for example, is sold on a lease the developer gives as 27 + 15 years. When the lease ends, the land and the building go back to the landowner unless an extension was agreed, so read the extension clause and the resale and inheritance terms before signing.

How far is Cemagi from the airport and from Canggu?+

Canggu is about 15 minutes east by car and Nuanu about 10 minutes west. Tanah Lot temple is around 20 minutes away. Ngurah Rai International Airport is about 25 km, which with traffic through Canggu usually means around an hour. Bali has no rail, so everything goes by road.

Is Cemagi Beach good for swimming?+

Not really. The beach is black volcanic sand facing the open Indian Ocean, the waves are strong and there are rocks along the shore. Experienced surfers use it, and it is a fine place to walk and watch the sunset, especially at Mengening below the Batu Ngaus temple. For calm water most residents use a pool.

Can I rent out a home in Cemagi?+

Holiday letting is a licensed business in Indonesia. The property needs a business identification number (NIB) under the right business code, and foreign owners usually let through a licensed Indonesian operator or through their own PT PMA company. In 2026 the Tourism Ministry had hundreds of unlicensed listings removed from Airbnb, Booking.com and other booking sites, and a direct check between the booking sites and government licence records is planned from June 2027.

What is daily life like in Cemagi?+

Quiet. The village follows the Balinese calendar of temple ceremonies, fishing boats are pulled up on the sand and the rice fields reach the edge of the houses. There are warungs and small shops, but for supermarkets, cafés, gyms and most services people drive to Pererenan or Canggu. ProEd Global School's Nuanu campus and Luna Beach Club are about ten minutes away.
